1 br are $3,700+ for units in the 20's. I bet anything above the 30th or 35th floors will be well north if $4K.

2 br are over $5,000.

Fit and finishes look great. This unit is on the 32nd floor with great views of Back Bay and the Charles.

It's actually a pretty good deal for brand new construction in a high-rise in Boston. There's a 2-month free deal. Some of the 1BD are sitting around 3600 so ((12 * 3600) - (2 * 3600)) / 12 = $3000/mo real cost. There's a lot worse in Boston sitting not that far off that right now price wise and they don't include concierge, W/D, gas appliances, excellent views etc.

Big problems:

- Year 2 is probably going to hurt. The free month deal is gone and I wouldn't surprised if you get a 10% rent increase.
- Parking over there, if I recall the garage is like 450/mo and since you can't get a street permit you're 100% locked into that cost if you have a car.
 
Great pics. The Alcott, my favorite newer building in Boston. On the other hand, the Avalon: updated Soviet.

The materials on The Avalon really aren't aging well just like some (most?) of the Soviet apartment blocks either!

Anyone who lives at North Station and owns an individual car is a taker not a maker. They should charge MORE than $450/mo.
