Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

We have more space available in our core than any other major american city. Google maps, seaport, look at computer screen.

Aaanyways......

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Yah I don't think Statler stays up this late but he should move this discussion.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

You know, we tried something like that in the 60s. People kinda hated it; I don't think we need to try again.

Don't waste logic on an insane person. There's no reaching someone who so very very fervently--and prolifically--sees that as a feature for which the people who see it as a bug need to be lined up against the wall.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

.......any one know anything, seems odd considering the shadow issues.

Posts 2429-2431 mention that it could end up hitting 775'. Seems odder to me because of the FAA than the shadow issues. Certainly 2 solid roadblocks to get around for this to happen.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Anyone know the height limits at 140 Winthrop?
ending arguments on this forum is about as easy as building the burj dubai on top of the north end. and then putting up a sister tower above fenway.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Winthrop Square varies from 725'~735'

There's a corridor in Cambridge good for up to like 1,050 or something,

Winthrop Ave? i'm too lazy too look up.

Revere probably ranges from about 300-350'.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Didnt someone just say its now 775'. Even though I thought the hard cap was 750'. Hopefully top floor is 775 crown goes over 8 everyone gets what they want then we go back to the old ways of just appreciating good architecture. Oh yea and 0% chance any of that happens.

I thought the hard cap was 725' and the 750' was just wishful thinking or a mistake. That's why 3 of the others were exactly 725'. (Lendlease, Accordia, Trinity) I guess we'll find out soon enough.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

BRA told me last spring 735' could be rammed through without much resistance.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Tru I guess all we know at this point is that we dont know.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

Assuming this article is correct it looks like those who guessed a bump to 775' were correct. Article does seem based on the BBJ article but only the shadow knows for sure(groan).

>Millennium Partners, the New York-based real estate development firm tapped to build a tower at Winthrop Square, has boosted the size of its proposed project to 775 feet. That's 25 feet higher than Millennium's original 750-foot proposal at the downtown site.

Makes sense. They need to make it narrower to solve the shadow problem. Now, can they get it past the FAA?

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

and the Globe We Are the Nimby height muckraking to follow.

775' in a tower that tapers near the top from a developer who'll deliver would be sick!!

FAA aside, our city is small. They built some fat, ugly towers in the '70s that may have soured some minds, and encouraged people to associate anything tall with bad. Maybe, a new tallest could gain support if it's footprint is small.

i'm not a big >900' proponent but, some people in Boston have lost perspective on height. While over a dozen US cities either have supertalls or are building >1000'. We'll prolly have 15~18 US cities pushing or topping 1000' within a few years.

FAA aside......

Yeah, but you cannot simply ignore the existence of Logan. (Nor the state law about shadows on the Common and Public Garden). Both put huge restrictions on where height can be accommodated.

You can argue about the Common shadow law, but the Logan airspace restrictions are pretty pragmatic -- want the convenience of a downtown airport?, then you are going to have height restrictions.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

^ Depending on which way your runways are aligned. In our case 9/27 is all thats screwing us over. The FAA height guidelines arent law, and can be given exceptions. Menino knew that. This tower will be basically directly behind 1IP when looking from Logan. If your flying under 200 ft directly over the roof of 1 international place your already screwed.

Re: 111 Federal St. | Formerly Trans National Place (Winthrop Square) Part 2

I would be excited to see this tower go up both because of it's height and it's design. I love the notches in the facade visible in the proposed renderings.
