1785 Columbus Ave | Roxbury

I was on the IAG for 1785 Columbus and thought this was technically in JP, not Roxbury. 😅

It went up surprisingly fast and has been lovely to watch it rise above the tree line from my apartment.

I also had no idea that 12 Dade wasn't getting demolished for this. That will be a very cool courtyard space to walk back to. Very excited for that, it will feel v. cozy :D. and can't wait for some street fronting cafe tables around here.

YES, both this, 2147 Washington, and 40-50 Warren will be great additions to Dudley!

2147 Washington will have 74 units and retail+civic space+artist studios with 43 off-street parking spaces - 32 will be in the below-grade with 11 at grade next to the building. Currently 40 parking spaces on the site.

40-50 Warren will have 25 units and retail+coworking space with NO on-site parking across from Dudley Station. Currently 25 parking spaces in a municipal lot. 👏👏👏

Both will bring some opportunities for great intimate outdoor spaces!

I like how this is wedged into the existing neighborhood, abutting buildings that are a century or more old. I love what is going on in the seaport, but sometimes it seems like Sim City.
 
Whelp, that one's ending up on a ballot next year.
 
Now that is just awful when dumped in Roxbury.

It's an abomination when it's thrown into the Seaport (I'm looking at YOU Marine Wharf Hampton Inn/Homewood Suites).
 
I don't hate it. It's different at least. The bottom part is very 1970s college campus. The top part is very 2010s office park. :)

+1. I mean, I certainly don't think it's GOOD. It's not GOOD. But, it's a 6 story oddity in Roxbury. BFD. Most of us will probably never see this in our lives anyway (even those of us regularly in the city).

As I say about so many projects in this city, it may be ugly, but at least it's UNIQUELY ugly.
 
Yikes. I gave it a pass on the lack of activation on the street level (only one entrance, no articulation - just flat, windows that will be covered with blinds, etc), but the cladding here is really hideous. Does look like they shoehorned a Waltham office park building onto the lot.

Isn't this on the stretch of Columbus from Jackson to Egleston? That's a pretty major and visible location. What a shame..

I sort like the brick base. But wow, the top is an absolutely travesty. VE/Developer special... The size, rhythm, and tint on those windows is all wrong. And cheap-looking, flat metal panel strikes again to sanitize any potential character; not that the massing really had any to begin with :/
 
I don’t really even mind the big, black, symmetrical windows. It’s the 50 shades of gray facade that’s so gross, imo. Maybe I’ll like it better on an overcast and rainy/snowy day.

And of course the street level could be better considering it’s location.

Now that is just awful when dumped in Roxbury.

Is this technically Roxbury or JP? It has to be very close to the line between the neighborhoods.
