It was always empty…unless there was a campaign. Prime real estate too. Never understood it.
I talked to a restaurateur who lives in Charlestown and he said the building's dimensions made a restaurant tough for the space.
 
Wonder why they couldn’t expand into the single lane driveway on the left…even in the renders it looks like it’s still there.

“150 Third Avenue in the Charlestown Navy Yard is currently owned by the BPDA and ground-leased to the YMCA of Greater Boston (“YMCA”). The YMCA has used the existing building on the Project Site (the “Building”) as a fitness center and inn known as the “Constitution Inn.” The Building's gross floor area is 111,388 square feet. The Planning Office for Urban Affairs and Saint Francis House (collectively, the "Proponent") propose to redevelop approximately 90,647 sq. ft. of the Building into 100 units of rental housing, all of which will be affordable to income or program-eligible applicants. The Proponent also intends to lease back approximately 20,747 sq. ft. of the Building to the YMCA to continue operating their facility and aquatics program.”

I know is this the wrong thread, but it ties together a LOT of the the next phase of growth for Charlestown and had some good notes:
1. They are still moving forward with a separated Rutherford Busway, even after taking out lanes. This makes much more sense to me seeing the potential scale of development on Rutherford.
2. Community College parking lot plan is targeting 686 new homes. This really should be higher given the size of the plot, and that the One Mystic is approved for 503 apartments on a fraction of the footprint.
3. 2027 Start date is the current target, but if the market opens up again for construction loans to be reasonable, I bet there's pressure from developers to pull phasing forward to clarify new patterns and avoid worthless traffic studies.

I don't pretend to know what "Charlestown Voice's" real motivations are, but it does seem to me that you could sell this building and use the proceeds to put up a lot more PSH units elsewhere in Charlestown (or elsewhere in the city). This site is basically on the Freedom Trail. Why not swap it for a bigger parcel closer to public transit?
 


Charlestown Neighborhood Council Development Committee Public Meeting, Wednesday, March 27, The Charlestown Neighborhood Council’s Development Committee will hold an in-person public meeting at the Knights of Columbus, 545 Medford Street, on Wednesday, March 27, at 7 PM. The sole agenda item is the proposed development of the Austin Street /Rutherford parking lots located between Bunker Hill Community College and City Square. A presentation by the project proponents, Trinity Financial, will be followed by an opportunity for the committee and community to ask questions about the project.
