East Boston Infill and Small Developments

Foundations are going in where those buildings collapsed on Chelsea St near Maverick Sq and they're making me nervous. They are set way back from the street. It looks like they're putting in some puny little suburban style townhouses.
 
Pretty ugly design akin to some of those in south boston, but maybe a good sign for some positive infill in eastie?

41-43 Saratoga St.

Located at 41-43 Saratoga Street in Boston’s East Boston neighborhood, the proposed project seeks to remove two (2) existing residential buildings and a garage at 41-43 Saratoga Street and features the construction of a new four(4) story, 18 unit residential building with on site parking and related improvements in open space, landscaping, and vehicular and pedestrian access to the site (the “Proposed Project”). The Proposed Project will consist of 18 residential rental units with 10 covered parking spaces and a roof deck. The two (2) existing residential buildings and the garage to be removed at the site are in a dilapidated condition and have no historic or architectural significance to the surrounding neighborhood.

The new residential building will be approximately 13,746 square feet of building, with 18 residential rental units on three (3) levels of building above a parking garage. Two (2) of the residential units will be designated affordable. The building will be architecturally designed to complement the neighborhood’s character and unique elements. The trash storage will be located within the parking garage.

This is garbage, blessed by the BRA. A portable toilet has more architectural merit.
 
I agree about the comments concerning the design. I'm more just curious if this says anything about the greater development climate in eastie or if it's just trying to sneak in before Menino departs.
 
TONSSSS of tiny-near-microunit studios... but every unit has a W&D. I guess that's cool.

Also, see page 27 of the PDF. I think there are too many windows???
 
That library looks a lot like like the "innovation center" maybe that should follow the lead of this building and really serve a public good rather than whatever it is supposed to do.

Love the row houses, colorful and dynamic. The alleyway between the two sections is going to be a lot of not so lovely asphalt though.
 
Had never heard of this. Sounds great.

The proposed project is comprised of 56 rental apartments, 15 for-sale townhomes, and
approximately 3,000 square of ground floor retail space, planned for a restaurant use.

The housing at Coppersmith Village will be a mix of affordable and market rate units, both rental and ownership: of the 56 apartments, 34 will be available to households at 60% AMI and below; of the 15 townhomes, three will be sold to households at 80% AMI or below. Of the rentals, the remaining 22 units, or 39%, will be market rate; of the townhomes, 12 homes, or 80%, will be market rate. This is a mix the neighborhood favors.
 
A simple pedestrian bridge would be nice. I wonder why Boston, after all this year, never seriously consider constructing a bridge to connect one of its neighborhood. They could at least connect it to the Charlestown Navy Yard, unless their plan is to squeeze as much money as possible from the tolls. I understand the passage of an L.N.G. is partially the reason, but maybe they can construct some sort of draw bridge?

Kent -- surely you jest

Think uber Tobin --that's what it would take to cross the Harbor without impeding ship traffic -- I think that's why we have tunnels going under the harbor

as for the revisionist history -- without Massport there wouldn't be any reason at all to go to East Boston --- its essentially a company town for Logan

I could easily see it becoming a host to a number of consultants and their associated residences -- who want walk to the airport convenience with easy access to downtown Boston
