Very nice introduction, Data! I do love all the angles of this building. Pretty cutting-edge compared to lots of the glass cubes which I also like!

Perhaps a stupid question but wouldn't residential here be much more lucrative than office given the incredible views and how quickly other waterfront luxury units are selling in advance of construction completion?

There is a massive residential building planned for the end of the pier. I have added the site plan to the OP.

It's a great question and one that I wondered about as well and if not residential, then a hotel. And Data, from what I read somewhere, the residential portion at the end of the pier would be fairly small, maybe 100-130 units at the most though that may have changed at this point.

A win for Elkus. Boxy but handsomely simple and the weave pattern of cantilevers and indents works well.

A++ design

People bash the waterfront stumps, but it's cohesive. And a lot like what Amsterdam and some Nordic cities of similar population are doing. And if it's good enough for them, it's good enough for me.

You know, I hadn't realized it, but the design of the ICA is a big problem here. The third render is from the corner of Generic Road and Corporate Avenue, between this building, Goodwin Procter, the ICA, and the SHoP building. That should be an active square, and the render shows it pedestrianized with street retail and presumably the condo building entrance.

In reality, that's where the ICA put its loading dock, and that corner is blank (Goodwin Procter matches it with windows to the ground).

Also, sarcastic kudos to the site planner for keeping that road at 4 lanes wide (with a freaking median!) through your plaza. Really helps with the office park look.

On a related point, can the BRA simply ban designs that meet the ground with a window wall? It doesn't work on the Hancock Tower (which adds a lot to the skyline and bupkus to Copley Square), and it doesn't work here or anywhere else. Every side with a road should be required to be active at ground level in some way.

Unfair. Elkus has done some really good work. For example, i think most people here are quite enamored with Liberty Wharf - an Elkus product.

Elkus has separate studios for different markets. There is clearly a difference in approach from one studio to the other. No value judgement here.

This design ... however ... it trendy beyond trendy. It is on the front edge of the trend so that makes it cool. But this will not stand the test of time.

Its cool to love it now ... but it is consumable design that we will wish we could put in the recycle bin in a decade.

The developer will make their cash though. If that is the design goal, I think this will be a success.

10 years ago, when CBT was literally everywhere, they became the AB harbinger of all things evil in this city.

Now it is apparently E M.

In the end, it will be somewhere between "better than I expected" or "better than a parking lot".

Little too much personal opinion here to say WE as many times as you do. It's not radical enough to fit what you are describing. It'll be the only one like it in the immediate areas, there will not be knock offs, and it is not far enough from the norm (glass cube) to be recognizable as representing any specific trend 10 years from now. It'll be just fine.

I don't understand the comment. Because the facade has created some angles or variances its trendy or disposable? I'd like to hear some specificity because I generally respect your opinions but this one I just don't get. You havent made similiar comments about the other glass boxes in the area

This sounds pretty much right. The cantilevers/faceting are just enough of a gesture to give it distinction without going overboard.
