Seaport Sq. Block N | 350 Summer Street | Seaport

I don’t think “Coming Soon” is binding, more likely they’re trying to market the building. Still, new ad space up on the corner of Congress St. Good luck guys…

Just walked by and it looks like a sampler is going up? Haven’t seen anything about planned start of work, and I GUESS this could be for another Seaport Sq project since it’s next to the Amazon block, but it looks like the latest 350 Summer renderings. Anyone?

Looking at recent permits for 350 Summer St, this is what I could find, dated Jan 16, 2024:

10996ALT1226546SDLong Form/Alteration PermitSubdivision Combining LotCombine 65 404 sf parcel #0602766010 with 6 air-rights parcels totaling 30 788 sf (2A 2B 120-AR-1 120-AR-2A 120-AR-3 &; 120-AR-4). Subdivide this 96 192 newly combined parcel into 2 parcels Parcel N (30 082 sf) to be known as 350-368 Summer St and Parcel P (66 110 sf) to be known as 370-410 Summer St.;

Is subdivision a final step before beginning work?

It's not that I care about this building particularly, but between labor, cost of capital, cost of materials, vacancy rates (mostly class B and below, sure) it's surprising to see a large new office building go up. All signs point to yes, but could be a false start I guess. Hoping it's a bellwether for the city.
 
Both buildings appeared to secure financing in June 2020. Feels like a bad time to build office and lab, but then again, if loans were secured in 2020, the money will never be cheaper.

(I do hope this one is built. Sampler seems to be a positive sign)

Or selling it? I'm not sure how that would work with the parking for P being under N. But seems like a possibility
