I recall someone mentioning that the Home Depot at assembly is one of the busiest on the East Coast due to being right off 93. I’d be surprised if they got rid of it, but at the same time, Circuit City and Home Depot are taking enough space for another few thousand units of housing and new retail.
Does anyone know what kind of retail and entertainment will be here long term? Will there be a movie theater? A lot of the plans I see are very abstract.
I wonder how Trader Joe's will do with Wegmans 5 minutes away. It will do well for short trips for people in Assembly, but I question long term performance. A similar situation happened back home in upstate NY and Trader Joe's lasted about 6 months in its location after a year of construction...
It appears 5A/5B are nearest to the orange line and swapped from the original plans with block 6. If you look at the plans, there is no outdoor bar that is presently there. Also reached out to federal realty and the condos are opening in 2017 so it appears they swapped blocks 5 and 6.

99% of all Casino traffic is the opposite of commuting hours. PHS has 4000 employees and a 7 story parking garage in Assembly Row and I don't see any of you complaining about that.
Compare this to the casino where Wynn has proven at every one his locations...
I live in Assembly Row and my parking garage has (near Legal Seafood) has the Ethernet cabling in place but maintenance says it may not be used for awhile. The lots near the outdoor bar have wiring as well. My guess is that they are going to wait until 2017 to implement it OR rely on the new...
It's a pretty simple equation. Raise rent by 5%-10% every year until occupancy rates drop below 95%. The only solution is to continue to build more more housing. Seattle built so much housing that the rent is stagnating.
Does anyone know what what retail is going on the first floor of PHS? I haven't found any filing or heard anything yet. Adding a CVS or 7/11 would be huge for Assembly Row.
Do you know when Phase II begins? I follow Assembly pretty closely and haven't heard much about Phase II of PHS. My assumption was they reduced the size of the building.
