“639 Warren Street is a proposed new construction project from Madison Park Development Corporation for a currently vacant lot located at the corner of Warren and Crawford Streets in the Grove Hall neighborhood of Boston. The proposed building will feature a mixture of commercial and residential uses, including both homeownership and rental units, fully affordable to incomes ranging from 30-80% AMI (rental) and 80-120% AMI (homeownership).

We are planning for a six-story wing of the building along Warren Street and wrapping into the interior of the property that will contain up to 54 rental units along with 2000 sf of ground floor commercial space. Along Crawford Street will be a three-story wing comprising nine units of affordable homeownership. This project will provide affordable housing to a total of 63 households near a dynamic commercial center with access to numerous transit lines (including bus and commuter rail), along with space for local businesses or nonprofit use.”

This has changed a bit. The 9 affordable homeownership units have changed to 9 affordable rental units. On top of that theres been some massing and materials changes.

I wish theyd include the address in each one of these posts, but this ones finishing up in roxbury.

This project is called The Parkline, with an address of 27 Dixwell St, and is in Jamaica Plain.

Egleston (which has been my home for over a decade) is part Roxbury and part Jamaica Plain. The boundary with the greatest consensus (and the one used by the City of Boston) is Columbus Ave, and this development lies on the Jamaica Plain side of Columbus.

“Tenants’ Development Corporation (TDC), one of Boston’s oldest minority-led nonprofit housing developers, has submitted an Article 80E Small Project Review Application for 151 Lenox Street, a BPDA-owned parcel in Lower Roxbury. The proposal calls for a 7-story, 30,715-square-foot masonry building featuring 38 affordable senior rental apartments—6 studios and 32 one-bedrooms—all restricted to households earning at or below 60% of area median income (AMI). More than half the units will serve extremely low-income households, including four reserved for people experiencing homelessness, supported by state and federal rental subsidies.

The project will also provide a community room, laundry facilities, bike storage, and a management office to enhance resident engagement. Designed to meet Passive House certification along with LEED and Enterprise Green Communities standards, the development emphasizes energy efficiency, climate resilience, and healthier living for seniors in the South End and Lower Roxbury.”

The pseudo-mansard treatment on the top floor looks goofy in the render. Otherwise, it’s a nice bit of height.
 
Probably yea. If it was precast brick paneling it would probably look decent at least.

Yea it looks good. If you look right next door to the building above you can see phase 1 of this development which was already completed. Phase 2 will go to the left of this picture. Definitely some solid infill, I wish we had 1,000 more of these in the outer neighborhoods, theyll hold up much better long term vs the thousands of triple deckers.
