Especially since all the adjacent buildings are taller.

They probably should have tried to get rid of the little side street right of way here first and then just developed a full size building imo. Now that the viaduct is gone the cross street extension is just an unnecessary frontage road to the greenway. This side of the greenway has that enormous parking lot, multiple different exposed tunnel roofs, and then this leftover frontage road so theres a lot of wasted space here that could go towards better use imo if it was consolidated.
