The vacant Armstrong Property in Braintree is proposed for a nearly 800 unit development south of Braintree station. The site looks promising, but I wish there was commercial involved, given the size of the development and unwalkable nature of many other areas near the station.

Boy that second rendering shared by stick leaves a lot to be desired. Kinda looks like a ProLogis warehouse with windows punched into it and some skin variation. I'm presuming the first rendering is a riverwalk of sorts that would be within the flood zone of Hollingsworth Pond looking east toward Buildings 1A and 2.

I hope they can do more to connect around the site (tough with the tracks I know) and maybe improve non-car elements at the two RR crossings on either side of the property.

-Great news, its moving fast. Almost 1000 units is serious, esp in nimbyville braintree.

Town officials said the project advanced quickly through the permitting process under the district’s by-right provisions and is expected to play a significant role in boosting housing supply while supporting the continued revitalization of the area.”

It ain't competing with the Back Bay.

Compare it to what is there now, anyone with a working mind will know 752 new units will be a catalyst for future development of shops, restaurants, medical offices, etc. Developments of that size do not exist long in a vacuum.

Your post would actually have a point if you addressed it toward the crap going up in Dorchester.

It raises the legit questions of where will we build the highways needed for 220,000 units with this much parking and who is this being built for? The average person in Braintree couldn't possibly afford this
 
Cool, but people don't fly. From the closest point on the property, it's a 0.8 mile walk along 4-lane roads.

You cannot tell me anyone would willingly walk or bike this route unless they had no other option.

Is there an example elsewhere in the state where a development like this has attracted shops and restaurants?

Consider me firmly in the “why can’t we just build neighborhoods anymore?” camp.
 
It's sorta close to the Braintree Red Line stop, but probably not close enough for a quick walk. I also notice the tracks go around it on both sides. Maybe they could triple or quadruple the number of apartments if the MBTA agrees to expand the Red Line a mile further?

I walked from alewife station down the alewife parkway every day for a while for my job and it looked just like this, actually worse in a few ways, WAY more hilly. Yes it was ugly but wasnt bad, was actually nice in a weird way sometimes. It was also a .8 mile walk.

A pedestrian bridge would definitely make it a lot better. Id rather get the housing built and then gather support for a pedestrian bridge after vs leave the place as an abandoned wasteland because there is no bridge. The housing is the hard part, esp in a place like braintree, once thats built they can lobby for a ped bridge. Should have gotten it as a part of the project, not sure why that wasnt done, but it can be added later. Once this is built there will be almost 1000 people to advocate for the bridge.

Come to find out theres a grade crossing half way up the left side of the site I hadnt noticed before which cuts a good chunk of the walk off, as well as leads to a nicer walk up hancock st instead of up the huge stroad john mahar way. It also allows easy access into the nice boardwalk/riverwalk park being constructed on site as well. Nice!

Looking at where the site reaches pearl st though might it be easier to dig a pedestrian tunnel down vs having to go up and over the tracks and then down with a pedestrian bridge? With ada requirements going up and over would need a lot more ramps vs just coming up underneath from pearl st, id imagine.

From the renderings if that boardwalk thing turns out the way its shown that should be one of the better parks around imo. I wonder if theres any fish in that river?

-Looking on wikipedia apparently the montatiquot river is pretty clean and has decent fishing like river herring. Good eating. Cool!
