130 Units Approved for Westborough Shopping Center​

“The now-approved project will add a residential component to the existing Westborough Shopping Center. Two existing retail stores will be demolished, and a new four-story structure will be built. The building will have two ground-floor retail spaces totaling over 40,000 square feet with three levels of apartments above totaling 111 units ranging from studios to two bedrooms. Another building on the site will see the conversion of the building’s second-floor office space into an additional 21 units.”

That's going to take out the HomeGoods and Staples in that plaza. That Staples can be convenient but both chains have other outlets just a few miles further west on 9.

Looks like there'll still be two 20k sqft retail spaces - but I honestly don't know how I'd feel about living on top of a suburban strip mall. Do we have a precedent for this in the greater boston area?

Not literally, but South Bay certainly has that vibe.
 
Chimneys, gabled roofs, a coupola, first floor seems to be brick… nice to see a little more effort than normal. Then its entirely surrounded by parking lots 🤦‍♂️, but this is route 9 in westborough, it is what it is.

Westborough Planning Board Approves 388-Unit Multifamily Project​

“The Westborough Planning Board has approved a 388-unit multifamily housing project planned for Route 9 near the intersection with Milk Street. The development will be built in two phases within the Highway Business District (BA) zone, where multifamily housing is permitted through a special permit issued by the board. The first phase will include the North Parcel with 206 units, with construction expected to begin in fall 2026 and finish by summer 2028, followed by a roughly 12-month leasing period. The second phase, the South Parcel, will deliver 182 units, with construction anticipated to start in spring 2028 and conclude in fall 2029, with leasing projected to take about 11 months……..”


Pretty far from both downtown and the park and ride commuter rail station.

There was talk of westborough moving its station back into downtown, they really should do that.

Theres even some big ass parking lots downtown next to the station because they built that half assed “lifestyle center” thing there, so people could probably still park and ride if need be. Ideally itd be nice to see it filled in more, but westborough is the suburb suburbs.
