Suffolk Downs Redevelopment | East Boston/Revere

Hi, new member here. Couldn’t help but post about this development as my first post. Anyone else find it disappointing and underwhelming? Feels like they built the cheapest facades they could have with little consideration to Boston’s design legacy and overall aesthetic
 
Its not the most inspiring first building so far, but I feel like its probably going to progress along a similar trajectory that the seaport did. I remember when 1mpd was first built and was all alone and ugly over there on fan pier and it stuck out like an ugly sore thumb. Once it was built slowly each new building on fan pier got better and better and now 1mpd is completely hidden and fan pier is pretty iconic.

Most of suffolk downs masterplan is just placeholders so far and I’m sure as it gets more and more built out the quality will get better. Somebody has to make a first move and the first few who do are usually just trying to get something going to give a starting point. Then once theres a few buildings up and some ppl living and working there it should slowly draw more and more investment.

1 MPD is the Hagia Sofia compared to this building.
 
I realize they're still super early in construction and the comparison isn't truly fair, but that instagram post comparing the lush, sunlit renderings to the overcast, glorified retention pond is sort of hilarious

It is always sunny and summer, with flowers in bloom and trees in full leaf, in real estate renderings.
 
If they can make it a bigger version of the northpoint park/retention pond I think that would be a success.

I think it blends perfectly in the lovely seacoast setting of East Boston / Revere. (ahem)
 
Important little fact here. Going from nothing to something when it comes to housing is a great use of public funds at this small of a percentage. Curious what the estimated tax revenues will be once this is complete:

Portico, which is being financed in part through a $226 million construction loan from Related Fund Management, also received a $5 million state grant intended to help kickstart housing developments in Gateway Cities.

Just extrapolating from a few other newish rental developments probably ~$2-2.5m
 
Project update (12/19):
  • Portico (R3): An excavator and paver were on site, neither were in use.
  • Amphitheater Site: Under construction. Parcel R6 is being used as a staging area for this project. At least one active construction vehicle was present on the parking lot between the amphitheater and R6.
  • 100/150 Salt Street (R10/R11): Abandoned. No update.
  • 75 Suffolk Downs Boulevard (R5): Inactive. New marketing materials show a prospective Q4 2026 start date.
  • Corner of Winthrop Avenue and Tomasello Avenue: Inactive.
  • Opposite Tomasello Way, southwest of Boudrot Road: Inactive.
  • Opposite Tomasello Way, facing the Dollar Tree: This was actively undergoing site work. Not sure exactly what's going on there.

Are there any renderings of what the amphitheater will look like? And is it permanent or temporary?

Looking at the image shared above 75 suffolk downs is supposed to start later this year after portico. I havent really seen any info about this and it only shows up in the overall masterplan renders. Cant find much info online.

Somehow this has half the units of portico to its left? Part of its site is a hotel, but even without that the building appears to be bigger.
