There are a couple of big projects kicking off in Windham and was surprised there wasn't already a thread for it--between the upcoming 302 work and the new housing development in North Windham, lots going on these days. Going to post a couple of the interesting items to get us kicked off.

M&R Development is set to open the first 36 units of the 172-unit Windham Village development by the end of the year.

Windham Village, located on Tandberg Trail, will consist of a combination of one- and two-bedroom apartments and condominiums available for sale and lease, as well as on-site amenities such as a gym, storage lockers and a communal gathering space, according to a news release from M&R Development. Units in the development will be priced from $315,000 to $348,000. The average price of a single-family home in Windham is $557,834.

After the first 36 units of Windham Village open at the end of this year, the remaining 136 units will open sequentially throughout 2027, with the goal of having the entire development opening by the end of that year.

Here are some background materials on the planned 302 revamp--

Good to see the big chunk of additional housing in Windham. Wish these developers would get a little more creative with the exterior designs of these boxes. I understand they’re profitable and easy but I could name 10 other towns in Maine that have the same box with the same design!

As a former resident of Windham, that extension of Manchester Road to White's Bridge is desperately needed, especially in the summer. There's no alternative to 302 other than going to Standish and taking Whites Bridge the whole way.

Do we know where on Tandberg Trail those apartments are going?

I live off of White's Bridge in Standish and we don't need more traffic on that road. It already increased significantly when they put in the stop light at the intersection with Rte. 35 and there have been 2 fatal car/pedestrian accidents in the last 5 years.

The apartments are going up between Manchester Road and the exit from Shaws Plaza on 35. The way they are moving I think they are ahead of schedule.

As Plant said, the new construction is in the blue circled area on the map below:

I was looking through Windham's planning board agendas and found this massive housing proposal for the woods behind Home Depot:

The application is for 306 apartments in two buildings on a 7.88 acre property and a 425kW large-scale ground-mounted solar energy system comprised of 640 modules on a 23.94 acre property to power the residential development. This project also includes associated parking areas, internal vehicular drive aisles, and the construction of a public access trail to the adjacent Donnabeth Lippman Park.

Looks like a pair of six story buildings is the current plan:

So, with all this new housing development in North Windham, what are the chances Verizon finally puts a cell tower anywhere near it? North Windham has always been the worst dead zone for Verizon, despite it being a tourist and regional mecca in the summer.

I'm not sure what Donnabeth Lippman Park is, but this overall is on the old airstrip.
