    Security concerns, upfront investment in building out the space and also partitioning off a visitor-specific lobby and elevators(assuming two required by code), annual operating costs plus the risk of upsetting existing business tenants by reducing the quality of their experience.

    First closing was Tuesday. $1.675m for a 1370 square foot two bedroom with one deeded parking space so this is looking like a much more accessible price point than a lot of the other new construction in recent years.

    Let the market sort that out. Maybe some day a club will fail and present an opportunity for another use but I wouldn’t count on it happening any time soon. The public and muni courses are playing close to capacity most of the season and virtually all of the private clubs have full memberships...

    Or even restaurants that do cost an arm and a leg but are worth paying for. Boston’s dining scene is an embarrassment. Last time I checked Charleston had more four and five star restaurants than Boston.

    Hull(and Hingham since that came up above) are universally regarded as Boston suburbs. They both have MBTA bus and commuter boat service and are only five or so miles from Boston as the crow flies. I can’t imagine anyone in the real world would argue they aren’t part of Greater Boston.
