    AstraZeneca/Alexion | 290 Binney Street | Kendall Square

Got it, thanks. So then they'd be embarking on a whole new development plan for a previously unapproved project. The whole thing is odd, and again, wouldn't be an issue if they got their tenant out in line with their construction plans.

    AstraZeneca/Alexion | 290 Binney Street | Kendall Square

I'm sure everything would look nice under any circumstance. Can't find an existing "short" 105 Broadway render anywhere, but I think the twin buildings on Binney look great and it would be a shame to lose one of them.

    AstraZeneca/Alexion | 290 Binney Street | Kendall Square

I guess the most cynical read is they'll play a shell game to get additional GFA at the Broadway site now, citing delays at 250 Binney. Some deal may be struck where they can start demo and construction on Binney and then plead to go back to the "original" design. Offering something particularly...

    AstraZeneca/Alexion | 290 Binney Street | Kendall Square

That would be a bummer, changing the twin/sibling proposal for the two Binney buildings would be a loss. I note they don't including massing designs for what the "reduced" 250 building would look like, just that the new 105 Broadway would be getting bigger. How did they get this far and not...

    The New Residential Conversion Thread

Reallllly wish these were condos. Such a landmark building. Great conversion nonetheless.

Logan Airport Flights and Airlines Discussion

All great updates, thanks. Looks like 12-18 months will end up with Boston having a much nicer fleet across the board.

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

Give it a try, even for just 1 night. Citizen M does a great job on the guest experience. The room is for sleeping, changing, and bathing only, and the public spaces are excellent (at the ones I've been to). There are workspaces, bars, a cafe, and lots of access to the city. Solid prices at...

Logan Airport Flights and Airlines Discussion

Don’t want to sound too pouty but I feel like Boston rarely gets new metal for long haul flights. Is Delta One rolled out across the fleet yet? My experience on older Delta 767s a few years back was…uninspired. Similarly for BA business on the 380 and Swiss business on the 330.

Logan Airport Flights and Airlines Discussion

15 years too late, but looks like Jetblue is finally getting into the lounge game. I know I'm not the only one who's shifted to Delta, but this could've made a difference if done a few years ago. Terminal A suffers from having the satellite gates, and while overall it's nicer than C, the...

Idea for fixing the housing shortage

Hey, just FYI I muted you awhile ago because I find your comments generally uninspiring and boring. I took a peek since you replied to me but wanted to let you know so you're not left waiting in the future. Enjoy the traffic in from Saugus!

Idea for fixing the housing shortage

Let's not forget that it is a feature, not a bug, for suburban housing advocates who already own homes to fight for constrained supply. Those increased prices that are causing people to move away are absolute boons for longtime residents who have seen their home values quintuple in 20 years by...

Idea for fixing the housing shortage

They are. Please see the ongoing MBTA communities act discourse, where the state did indeed try to incentivize modest zoning reforms in towns near MBTA infrastructure (they didn't even mandate actual construction!) and towns as close as Milton lost their minds and had people in the streets...

    MA Liquor Laws

I'd also be curious how the state is going to dole these out since demand is certainly going to be much higher than the number of newly issued licenses.

Idea for fixing the housing shortage

I think the above proposal was crafted quite nicely to do a few things: 1. Own the city dwellers 2. Rationalize and effect greater demand for suburbs to further inflate on-paper housing prices of single family homes thus increasing incumbents' net worth 3. Complain about traffic 4. Be provocative

Idea for fixing the housing shortage

I think you have the causality backwards. Boston isn't shuffling people into the suburbs to subsidize the urban core; the jobs are in Boston and because of the last 70 years of suburbanization it means many people need to come to the core for work. The city is indeed unaffordable, and strain...

Idea for fixing the housing shortage

This is really a great idea...if the sole goal is to devastate Boston's tax base by further cratering office building values. Incentivizing people away from the city with tax breaks that would only compound existing concerns on Boston's tax base sounds like a plan to specifically hose the city...

One Harbor Shore Dr. | Fan Pier Parcel H | 1 Harbor Shore Drive | Seaport

Love that we've gone subterranean for the hottest breaking news in Boston's construction market. Just need some live drone feeds to make it complete.

Seaport Square (Formerly McCourt Seaport Parcels)

Yep! It helps that both commercial buildings came fully pre leased from one of the largest companies on earth. Below images and link from December 2022. I’d guess L3 and L6 are just harder to pencil with high interest rates (hopefully changing soon) and a reasonably high percentage of...

Seaport Square (Formerly McCourt Seaport Parcels)

Would be a fine trade, imo, but at least one of these parcels is meant to be residential, while D and N are both commercial. H on fan pier will be adding housing units at least, but agree the D parcel in particular would be great finally start.
