    Brookline Infill and Small Developments

Builder's remedy enforced by the state, overruling local rules made at a town-meeting would be electoral suicide for anyone caught responsible. The kindly gentle people of our fair suburbs would declare holy war on Beacon Hill. I say let's do it.

    Brookline Infill and Small Developments

Read the letter the town wrote as to why this shouldn't qualify under 40b. Great (miserable) stuff. Remember everyone, when you have decision making power and discretionary authority (or just influence) on how to enforce said power, you can just make it up as you go along...

General MBTA Topics (Multi Modal, Budget, MassDOT)

OK, this makes sense. I saw in the track bed at South Station this morning that there were rows and rows of new rails laid between the running rails. They stretched the length of the platform, and I just assumed they were there for storage (?) for the upcoming closure elsewhere on the line...

MBTA Fare System (Charlie, AFC 2.0, Zone, Discounts)

Yep, that's my interpretation of it. It's fine if you're subway only, as it's one contactless reader either way, but bus and above ground green line riders who have been (dare I say) diligently buying monthly passes end up needing to board the front door. Let me just buy the pass on my phone!

MBTA Fare System (Charlie, AFC 2.0, Zone, Discounts)

Also no support for monthly passes yet. LAME! What to Know Before You Ride Contactless payment will only be available on bus and subway at first, though we plan to expand to other modes. It’s best for riders who don’t already have a CharlieCard or who want to pay as they go. You should keep...

Logan Airport Flights and Airlines Discussion

I used to be a JetBlue die hard but have mostly moved to Delta for all those reasons stated above, especially because of their vastly superior international network. I think the criticism of JetBlue's hard product is a little unfair for a few reasons, though. First, the ancient Embraers are all...

Downtown/Financial district infill and small developments

This is great, the Bulfinch triangle should be full of converted brick apartments like the Leather District or Fort Point, in addition to some of the newer builds that went up over the last ~10 years. The Forecaster building next door feels like it's on an island right at the edge of the...

South Station Tower | South Station Air Rights | Downtown

I think it's there, maybe 1 floor short. From the last pictures above I count 51 floors up to the black shrouded uppermost level (the wide section reaches to floor 35, so counted from there). The tower will be 51 stories tall, but I couldn't square if that was inclusive of all mechanicals or...

Amazon Office II/SeaPAC | 1 Boston Wharf Rd. (Seaport Sq Parcel L5) | Seaport

Couple shots of the building and plazas as they start to get finalized. Maybe a fountain of some kind?

So it’s a net tax savings for highest income earners and a net loss for the commonwealth?

Fort Point Infill and Small Developments

Looks like another office to apartment conversion is in the works, this time in Fort Point. I can’t access the whole article, but this is probably the most visible and/or iconic building currently applying for the program. The BWC fluorescent sign is iconic when viewed from downtown...

Ahhh I see. Yeah you’re right this is in back on High St where the donut shop is.

Does this mean the Palms is going away…? Seems like such a dated restaurant on such a visible intersection

Eli Lilly IGM | 15 Necco Street | Fort Point

Open house tomorrow from 10AM-12PM, with the announcement that a Revival Cafe will be going in on the ground floor as well. Looks like an imminent opening!

Downtown/Financial district infill and small developments

You copied text that includes a link to a detailed table from BPDA that lays out precisely what affordable means. Since this program requires 60% AMI as the affordability threshold it means the following. Sounds like a sweet deal for teachers or single moms or whatever. Corporations selling old...

    Wind Turbines in Mass

If the turbine installing rig is humming along, and presuming New Bedford yard space is precious, would it make sense to get the turbines up and installed even without the inter array? I'm not sure how these projects are cadenced from the construction side, but it seems like the order of...

    The New Retail Thread

Not to mention it was closed for almost SIX YEARS after the last fire, and was about to reopen. There was a ton of preservation work that was required to bring it back, so that's going to be a huge setback. Even if it's salvageable it's going to be a long time before it's useful in any way.

    Wind Turbines in Mass

With 21 of 62 turbines online, Vineyard Wind just became the nation’s most productive offshore wind farm. Lots more to come, but this energy is available right now to all outlets in New England. https://electrek.co/2024/06/25/vineyard-wind-1-us-largest-operating-offshore-wind-farm/

Idea for fixing the housing shortage

The Boston conversion program has just been extended due to an injection of $15M from the Commonwealth. Key quote below, noting that there are 9 such applications already received (that's a few more since I last tried to keep track). It also extends the program past its initial expiration, which...
