    "Dirty Old Boston"

Security concerns, upfront investment in building out the space and also partitioning off a visitor-specific lobby and elevators(assuming two required by code), annual operating costs plus the risk of upsetting existing business tenants by reducing the quality of their experience.

Raffles Boston (40 Trinity Place) | 426 Stuart Street | Back Bay

Looks like the highest priced unit so far(29C - $8.066m) has gone to an LLC associated with David Desmond, a nephew of Donald Trump and son of his sister Maryanne.

RI economy touted at giant warehouse ground breaking

We don’t need a whole thread for a month-old story about the construction of a warehouse and some remarks from a state official.

Harriet Tubman House | 566 Columbus Avenue | South End

First closing was Tuesday. $1.675m for a 1370 square foot two bedroom with one deeded parking space so this is looking like a much more accessible price point than a lot of the other new construction in recent years.

    Site Issues

Covering costs is one thing and there are better and less intrusive ways to do that but the ads are nothing but monetization for the sake of monetization and at this point it’s obvious that the user experience is secondary. Everyone has to make a living somehow but the viability of someone...

The St Regis Residences (former Whiskey Priest site) | 150 Seaport Blvd | Seaport

The marble work is great but the signage is [not surprisingly] tacky. The St. Regis logo alone would have been far more elegant.

It’s probably also about maintaining year round first class service.

Looks cold and sterile, as if the design brief called for an airport lounge furnished by Ikea.

    Golf Course Redevelopment

Let the market sort that out. Maybe some day a club will fail and present an opportunity for another use but I wouldn’t count on it happening any time soon. The public and muni courses are playing close to capacity most of the season and virtually all of the private clubs have full memberships...

Winthrop Center | 115 Winthrop Square | Financial District

Or even restaurants that do cost an arm and a leg but are worth paying for. Boston’s dining scene is an embarrassment. Last time I checked Charleston had more four and five star restaurants than Boston.

    Hull infill and small developments

Hull(and Hingham since that came up above) are universally regarded as Boston suburbs. They both have MBTA bus and commuter boat service and are only five or so miles from Boston as the crow flies. I can’t imagine anyone in the real world would argue they aren’t part of Greater Boston. I think...

Hopefully if traffic does rebound significantly they’ll bring back the second daily flight rather than a single A380.

Hope Point Tower (Fane) | 250 Dyer Street | Providence

Fane is being sued in NY for not accepting Section 8 vouchers. It’s not likely going to hurt him much financially but I’m sure there’s been some behind the scenes chatter as to whether that’s the type of character Providence and Rhode Island should really be bending over backwards for...

General MBTA Topics (Multi Modal, Budget, MassDOT)

So your strategy is to basically kill the entire Greater Boston region and by extension greatly injure New England at large. Brilliant.
