Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

I just watched the public forum zoom meeting. They didn't show much that was new in terms of renderings or plans. I'll post the three screen grabs I took below, but a few takeaways: (1) I had been losing faith in this development team, thinking this was heading towards suburbia, but the...

Herald Square | 385 Congress St | Portland

Call me crazy, but I kind of like the buff brick version better. I'm partial to that style, though. Almost all buildings at my alma mater are buff brick.

Portland, ME - New Construction Continued

Jesus, that's a lot of Zip tape. 🤣 I wonder if they know it's OK to just liquid flash the nail holes instead of taping them?

Oh yeah, forgot about that. That's another 55 units.

    Westbrook, ME

I believe the Seavey Street project (Maple Grove) is 192 units total between Avesta and New Ventures LLC. Also, what is the total planned units for the Lincoln Street project? I thought that was well over 300 units total when done, too, right? Currently under construction: 527 Bridge...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

I got this card in the mail today. Not sure what they're planning to present. Good on them for being proactive about gaining community feedback and support.

The Casco | 201 Federal Street | Portland

Based on that model, I believe that was proposed for this lot between Pearl and Silver Streets, not the larger lot on Middle.

    General Portland Discussion

I don't understand why people don't get the concept that if you build attractive market rate units for those that can afford them, they tend to not in-turn take over, renovate and gentrify existing housing stock.

The Casco | 201 Federal Street | Portland

The Casco | 201 Federal Street | Portland

According to Peter Monro, tall buildings eat people. I can't imagine what he's thinking as 201 Federal is built. (No, I'm never going to let go of what that jack@$$ did with his Keep Portland Livable BS)

Here's a few other screen grabs that I missed last night but just took from the video saved on-line:

    Westbrook, ME

It's probably easy to infer a lot of things based on a few blurry screen shots I posted without the context of what was discussed during the meeting. Am I a huge fan of the design or style? No. But there isn't much else they can really do with this parcel. It's on the edge of town, far away from...

Here's the video of the meeting. Fast forward to about the 1 hour 15 minute mark. https://vimeo.com/showcase/3075539/video/766281544

The phases are more geographical at this point instead of chronological. Phase 1 is the retail portion with Market Basket, etc.. Phase 2 is the more urban marketplace section that will be between Phase 1 and the train tracks, what is currently the large gravel parking lot. Phase 3 is the land...

    Westbrook, ME

From last night's Planning Board meeting, an update to the project proposed 204-unit residential project at 984 Spring Street. Very much a suburban development, but given the location, it fits. The only real concern I have is the proximity to the headwaters of Long Creek and the sheer amount of...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

Yup, this updated map shows the convention center/amphitheater and adjacent hotel are clearly in the works for the next phase. It was also mentioned during the meeting that the development team and city are in active negotiations with Portland Terminal Company and CSX over use of the rail...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

Below are numerous screen shots from tonight's Planning Board workshop. The map I posted above from their website and brochure is not correct. This map below that Cosakita18 posted back in September appears more accurate now.

    General Portland Discussion

That said, from an attendee perspective, Maine Savings Amphitheater is terrible. You can't see the stage except from VIP, in the pit or the first 5-10 rows of the 200s, 300s and lawn. Unless you're 6'5", don't even bother going if you have seats in the red sections below: The beer line and...
