    General Portland Discussion

I don't necessarily agree with this. The Maine Mariners sold out their home opener this year (their first sell out ever) and are averaging close to 4,000 per game this season, a sharp increase over last year so far (sure, some of it is pandemic related, but still, pro hockey is not dying here...

A little more detail in the staff memo for tonight's Planning Board meeting, but alas, no additional materials posted on line. I know there are several concept layouts floating around on this overall project, but based on the one currently presented in several places on their website, as well...

The Casco | 201 Federal Street | Portland

That said, I'm sure Redfern will prefer any developer wait until they sell 201 Federal given the "view impact" it would have to 201 Federal. 🤣

Compared to the footprint of 201 Federal and other nearby high-rises, you could probably fit two separate and distinct towers in the footprint of the Temple Street garage.

A few more shots of the Vertical Harvest development from yesterday. The steel went up quickly, but progress has been seemingly slow lately. Still lots of foundation work happening for the parking garage component. I'm guessing the parking garage will go up quickly, since it's going to be pre-fab.

Random thought - if they wanted to bring more of the athletics from the Gorham campus to Portland, they could totally fit a soccer field on top of the parking garage. I think a standard pitch is 225' x 350' but can be smaller, and that garage is 250' x 320' (at least based on measurements from...

Yup. Also on the agenda under New Business for final approval is the proposed 204-unit project on Spring Street where the old small mobile home park (not Hamlet) sits. Add to that the proposed 192-unit complex behind The Stockhouse, and that's 746 total residential units going on line in...

Looks like the first residential building is going in front of the Planning Board during workshop on November 2nd:

That's the medical campus already under construction, not the timber-frame office building. They had to go back in front of the Planning Board to make a revision to their previously approved final site plan (waiver to reduce the parking requirement from 762 spaces to 674 spaces). Presentation...

Portland, ME - New Construction Continued

Yup. This tree line is what divides Snyder's former property from Randall's farm property. JB Brown & Sons actually owns it now. They bought it from Kimco in 2014: https://gis.vgsi.com/WestbrookME/Parcel.aspx?pid=5642

From what I hear, the owner of that farmland has refused every single offer to sell over the years.

Portland, ME - New Construction Continued

If they could build a bridge across the Stroudwater River and connect to Hutchins Drive, it would be the absolute ideal spot for an Amazon-type warehouse. Plenty of land, abutters are a farm and the Turnpike, direct access to the Turnpike, direct access to the Jetport, access to points west via...

That's is indeed Portland. Westbrook's line is right after Randall's Farm.

It hasn't been brought before the Planning Board yet, so I'm guessing it's a ways out.

Maine Public Broadcasting Bldg. | 25 Commercial St. | Portland

Adding to the confusion, the Galt Block is technically 29 Commercial: The parking lot is 25 Commercial, though:

And it could be more. The parking lot on Free Street between the civic center and Aura is zoned for 150'. The parking lot on Brown Street between the Maine Historical Society building is zoned for 210'. The bank drive-thru behind the Fidelity Building is also zoned for 210'. It wouldn't take...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

Unfortunately, the Westbrook Planning Board doesn't have as much say in design as Portland's Planning Board and HPB. They tend to offer suggestions during workshop (three of them are architects by trade), but, ultimately, they don't have the legal standing to force design under the City Charter...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

I've said it before and I'll say it again - Waterstone's portfolio is almost entirely made up of suburban strip malls and retail. This vision is WAY outside of their comfort zone, and while I really hope they can see some of this vision through, when the going gets tough, they're probably going...
