    The New Retail Thread

An observation about Newbury St now that the weather is nice enough again for me to lift my head: there’s a major, probably unprecedented in recent memory, vacancy contagion going on. If I were a tourist directed here by a guidebook, I’d be bitterly disappointed. What’s going on? Is high end...

    How does Boston's urbanism compare?

Adding to the mix, I’m fascinated by Canadian cities. Not sure why. I’ve been to Montreal, Toronto, Halifax and Saint John. They share a unique character that you don’t get south of the border, but I can’t exactly put my finger on it.

Echelon Seaport | 133-135 Seaport Blvd | Seaport

Maybe it's possible there's not a major sqft difference, just a different more open floor plan? The jump to 2BR is significant.

    Green Line Type 10 Procurement

The 8's all need new lightbulbs - they're so dim compared to the returning 7's. It actually makes the 7's more appealing.

If my job was in marketing Prozac, I'd search #happyplace for lead generation.

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

I think you're missing the point a bit. What's being proposed is a surface street down the center of the Pike decking to replace both Herald and Marginal, with new developments on either side of the street grounded on at least some terra firma (much of which would be the former Herald and...

    Reasonable Transit Pitches

I dispute whether any major infrastructure improvement for ~8-12 traffic-generating events per year can be considered "reasonable" ... especially when it benefits a privately-owned venue. I think a more "reasonable" question is - how can Foxboro get regular service to a real town-center station...

Winthrop Center | 115 Winthrop Square | Financial District

Can you guys please not quote Tosh/Odu, or respond to him, like, ever? It negates the utility of Ignore, which I am otherwise really enjoying. Or he can just go the f away, that's fine too.

Winthrop Center | 115 Winthrop Square | Financial District

I guess it's a bait and switch, but from the beginning how could anyone have been naive enough to think this was going to be anything other than a corporate lobby? It's not like they offered up something concrete like a theater, or a museum, or even FFS a gourmet food court. They offered a...

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

I’ve been seeing an inverted Zakim reference in those pillars. Boston02124’s post right on this thread page coincidentally makes the point better than any other photo I’ve seen.

    Congestion toll in Boston?

Are Atlantic/Purchase/Surface roads state roads? I assume yes, but correct me if I'm wrong. Assuming yes, the state can set up tolls on the surface roads that basically catches all drivers coming off the Big Dig exits. What's clever here is that pass-through traffic on 93 would be free, and the...

    Reasonable Transit Pitches

Busses, perhaps there’s a way to add a toggle on each category of “reasonable” and “stretch” ...? That way you don’t have to limit yourself but anyone can pull it back to essentials if they want. Probably that’s a lot of work - just a suggestion!

    Reasonable Transit Pitches

Tremendous effort here! Chelsea GL branch looping at airport is super interesting. I wonder how many people would stay on it to route through to downtown or Cambridge via GJ - that'd be a long ride. If, more likely, it would be a circulator accessed through Airport BL station, I wonder about...

    Legacy Place | Dedham

Thanks for the context - makes sense - but like everything else along the route 1 corridor, just a little bit of prior planning could have made a big difference in how this whole area came together.

    Legacy Place | Dedham

Legacy Place is a commercial success (or so it would seem) but such a missed opportunity. Why are the three or four hotels in the immediate area set so far away? Why is there is there no integration with the housing developments (Avalon and Jefferson) and no clear path to the Commuter Rail?

Pier 4 Condo Building (Former Anthony's site) | Seaport

Welcome back, Beeline! This building is all sorts of weird, isn't it. And a lot more beige than the renders suggested ... although that’s only the starting point of my discontent. It reminds me of Eastern Bloc architecture.
