Filled in a little with small boats. Not completely like Venice but built off the idea. Maybe have a small island strip in the middle with a park and/or ferris wheel. Add little light features on all the bridges and along the channel. Hopefully it would become a tourist destination/landmark...

Completely agree @stick n move Alot of the skyline pics of the city show a gap between the new Bulfinch Residental and the Hub on Causeway but a few great angles like the one you mentioned and another one someone posted the other day where Bulfinch and The Hub seem so close it closes the gap.

Really wish the Fort Point Channel could have been set up Venice style. It would have been a great attraction for our old city.

Nevermind all the different cladding for each section that makes this project look great but things like the light up signs and main entrance add some great effects. But the main feature that I think makes this stick out and add that city class is the rooftop bars/etc. with their lights.

I wish the glass reflected like the Hancock but at least as much as the Res in the Hub. Not sure really know until it's up. Is this the same height as the Millennium towers? Some of those skyline render shots make them look like this should have all been one complex.

With section 8 landlords are guaranteed so much of their rent for each section 8 unit. Definitely helps if the tenants are fiscally responsive. The only problem with section 8 for landlords is what the conditions of said unit is in. Maybe skip sec 8 because of how much money they have to put...
