Winthrop Center | 115 Winthrop Square | Financial District

First time I’ve seen Winthrop Center from South Station. Pretty impressive from this angle.

Shreve, Crump & Low Redevelopment | 334-364 Boylston Street | Back Bay

This corner is going to turn into an empty lot/mini Filenes hole for the next 5-10 years, isn’t it? 😞 All sorts of bad vibes with this one.

    🔹 What's Happening With Project X?

All I'm saying is based on this angle and rendering, I don't think this plot of the Greenway will be particularly pleasant or enjoyable spot to be or hang out in, particularly during cold winter weather and spring/fall shoulder seasons. Look, the building is stunning and would have been a net...

    🔹 What's Happening With Project X?

I don't doubt you are right...the rendering just seems to make the tower particularly oppressive toward that spot.

    🔹 What's Happening With Project X?

At the risk of picking a scab - as striking as the building itself is - this angle doesn't do much for the argument that this development would help activate the greenway. From this render, the shadow makes that spot on the Greenway look somewhat unpleasant.

Raffles Boston (40 Trinity Place) | 426 Stuart Street | Back Bay

But those are all routed in objective calculations that can be applied to regulations. "Too much blue glass" would seem to encroach onto the territory of "personal taste," which I would argue begins to tread toward "arbitrary and capricious."

Raffles Boston (40 Trinity Place) | 426 Stuart Street | Back Bay

Serious question: What is the limit of the city's legal authority to reject a building application on the grounds that it utilizes a glass façade that would look too different from an adjacent building with a glass façade? Wouldn't a rejection on those grounds be prima facie example of an...

I believe this switched to rental.

    2021 Boston Mayoral Race

My only concern here would be if the 20% is instituted and it became obvious that a sizable number of developers were no longer interested in building in the city due to profitability concerns, would it be politically feasible to walk it back to 14 or15%? I'd be a bit concerned that a mayor...

How Tall Are Boston's Buildings and Should They Be Taller?

Hartford is actually a great example of this. City has a few 500+ towers and certainly photographs nicely from certain angles for a city of its modest size. And had the real estate market not collapsed in the late 80s/early 90s, there was a real possibility of 2 or 3 600-700 foot towers. And...

State Street HQ | One Congress | Bulfinch Crossing | West End

Around the time The Sudbury was topped out, I was in my front spare bedroom (in Winthrop) and caught a glimpse of what looked to be a building under construction over the roofs across the street. You could only imagine my excitement when I realized what the building was, and the fact that I...

Winthrop Center | 115 Winthrop Square | Financial District

My mistake. For some reason, I thought the FAA was giving them up to 725' on this site.

Winthrop Center | 115 Winthrop Square | Financial District

At the risk of opening up a can of worms...would it have killed them to raise the mechanical screen by 10-feet and make it a 700+ foot building?!

Echelon Seaport | 133-135 Seaport Blvd | Seaport

So…walked by here and did some sleuthing. Nearly, every retail space looked to have some build-out ongoing. In one window, I managed to find a floor plan with some logos on it (poor quality pic attached). I also found at least one posted building permit. Here is what I was able to make out: Alo...

State Street HQ | One Congress | Bulfinch Crossing | West End

Out for a walk today and noticed this caisson drilling rig working in the area where the garage was recently demolished. Could work be starting on the second residential tower?

    The New Retail Thread

That spot would be perfect for a Crate & Barrel...which just happened to recently close it's only Boston location a couple of months ago. No inside information, just wishful thinking.

Use of the word “blog,” to describe a “post” would also suggest another banned member whose name I dare not speak.

Echelon Seaport | 133-135 Seaport Blvd | Seaport

I might actually challenge you on your assertion on the amount of empty residential that will wind up in the Seaport. To this point, the type of housing in the neighborhood has tilted toward rental, which should generally speaking, be almost always occupied as real estate investors don't rent...

    Worcester Ballpark & Redev

FWIW...I'm a reader of the "Field of Schemes" blog, though admittedly, I don't always agree with some of the author's positions. And I will confess to being completely agnostic about the PawSox move to Worcester and the public money spent on the ballpark. With that said, I visited on Sunday...
