Love this. It's the right building for the right spot; an alley that's needed an upgrade for decades. And the chance to reopen ground floor windows and create a more alive and historical area.

I too love this design....but for another location. What the renders fail to include, and which might sell the building more effectively, is showing the entire area around the Aquarium, the promised winter garden to the sea, and a surrounding pedestrian/retail-friendly area that might integrate...

The injury was the crappy design and execution. The insult added to the injury was that stupid sign: its content, its size, its font, and its color. I get the feeling of bile crawling up my throat every time I see this assemblage.

With few exceptions nearly every rendering for proposed building I've seen here has been radically changed by the time the building was finished. Sometimes it was for the best....and often VE'd to death. Let's see what happens with this one. Recall the ability for such structures to change...

I like it as it turned out, particularly when the sun hits it a certain way and brings out shadows. But I have to admit, I love the rendering and wish they had the $$$ to make the facades as textured as the depiction.

What was done to get the shine back? Replaced panels? Cleaning? All I know is that the facades were inconsistent and splotchy before.
