    News ONLY Columbus Center Thread

It's official - R.I.P. link: http://www.boston.com/business/ticker/2010/03/columbus_center.html At least this hole in the middle of the city has a highway going through it.

    Hynes renovation

^^ The rendering looks nice, but what are the chances they break ground on this in the next 5 years? Shepard's observations on the plaza are spot on. It is overdue for something to make the space more inviting.

    Millennium Tower (Filene's) | 426 Washington Street | Downtown

Re: Filene's ...and we wonder why real estate developers get a bad name. It's great to talk about running Roth out of town, taking the property, and flipping it for a tidy profit. The problem is that he has the city by the balls, and he knows it. Eminent domain is a messy process, just...

South End Infill and Small Developments

I wondered at first, too. It has to be for a flower box, a window a/c wouldn't fit in that ironwork - it's too far below the sill. Seems to be a good way to have a flower box along the sidewalk without blocking too much of the window.

South End Infill and Small Developments

^ John, those regulations are for renovations to existing historic structures. Are you saying those should apply to new construction, too? ^ I agree. Additionally, all the talk of the white is irrelevant - that is just how the trim comes from the factory. According to the architect, it will be...

The recession is over, let's spend money! Boston Development 2010

I think most on this board agree that smaller lot sizes, reasonable by-right building forms, and many smaller developers / projects would greatly improve the finished Seaport neighborhood. How do we encourage Hynes, et. al. to subdivide? Should the City assess a high tax per surface parking...

Atlantic Wharf (née Russia Wharf) | Atlantic Ave | Waterfront

Re: Atlantic Wharf (formerly Russia Wharf) This is the right idea for the Fort Point Channel, where the USPS facility is now. Small footprint buildings with a pedestrian promenade along the water, leaving plenty of room for additional tracks for South Station behind them. Something like cz's...

Cities that are not Boston and may or may not be better.

It all seems so obvious, it hurts my head that Boston doesn't get it. This is the best part of the lesson - excellent NIMBY management! --> Mods: can this article be its own thread? It has some thought provoking discussion points and shouldn't get lost in the clutter of Boston v. NYC, etc.

    News ONLY Columbus Center Thread

In real CC news, there has been some activity on the Clarendon / Stanhope site this week. Some of the steel coming out of the ground was cut off below grade, and a new fence is being installed close to the Pike. Hopefully the perimeter fence will come down. If we're really lucky, we'll get a...

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion That's got to be worth something, call it "prestige that a landmark building would bring to the company". Could build corporate identity / branding, basically ego packaged as smart business. The city could used incentives to get a better...

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion ... and if no one is willing to spend 20% - 30% more to build an interesting building instead of the cheapest possibility, all we will ever see is glass cubes. We might as well stop talking about architecture, there will be none built anymore.

Menino pushing for eateries in Common, Back Bay Fens

^ You haven't lived until you've had a double-double at In-N-Out. No other fast food compares.

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion Why must we choose between economic growth and civic improvement? Again, I have to wonder why not build a slender tower on half the parcel in question. Jobs would still be created. Liberty Mutual would get the space it needs, in the location it...

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion I believe itchy's point is that we are likely to end up with another architectural black hole. The city will lose good buildings and get the office equivalent of a wal-mart. Think One Marina Park Dr. repeated on Berkeley St.

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion It would be nice to see some creative thinking here, instead of just a rubber stamp from the BRA because Menino is all for this one. Why not keep the Salvation Army building and build a slim 45 story tower on the parking lot / BFS building site...

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion ^ it seems to be 320 Stuart, next to Flashes. If the proposal integrates the Grille 23 building, it will encompass most of the block. Looking forward to the renderings.

Liberty Mutual Tower | 157 Berkeley Street | Back Bay

Re: Liberty Mutual plans major Boston expansion "Putting people back to work is a top priority," Menino said in a statement today. "Creating new jobs ? 600 permanent and 500 construction jobs ? as local unemployment numbers are at an all time high is my focus." I guess the BRA vote is a...

What would you do to get the T out of its financial mess?

Economic validity? Market forces? These are not supporting sprawl - massive government subsidies are. Consider the true costs of roads, utilities, environmental damage, etc. and funding transit looks much more economical.

What would you do to get the T out of its financial mess?

John McFarmer doesn't exist anymore - he grew McMansions in his fields. Farming in the midwest is a corporate function, not a family business. The logic of farm subsidies is a whole other issue, but they certainly aren't protecting John McFarmer's rural America. Why not fund transit with...
