    2025 Boston Mayoral Race

Are there new taxes on green buildings that the mayor has put in place during her tenure? Has Brookline or Quincy done a better job building housing over the last 4 years? If we’re just asking questions these are a few I’d have. There’s a lot more that any mayor could do to stimulate building...

    Cambridge Multi-Family Zoning Reform

Was just reading this. Imagine writing these sentences and not realizing you missed the point. But in cities across the country, there are mixed results from zoning reform: In Austin, rents dropped as the city enabled new apartment construction in some areas. But in Chicago, upzoning...

Multi-Family Zoning Requirements for MBTA Communities

"...which requires communities to build..." Factually incorrect, maybe a lie. Next!

New Red and Orange Line Cars

This is from Forest Hills, the final stop on the line. Since there are often two trains laying over at the end of the line, that sign tells passengers which train is departing next. It's also at Alewife (and I presume other termini).

    2025 Boston Mayoral Race

Wu's power knows no bounds. Kind of a weird reversal! https://www.bostonglobe.com/2025/03/31/metro/tom-obrien-michelle-wu-mayors-race/

MBTA "Transformation" (Green Line, Red Line, & Orange Line Transformation Projects)

Excellent, thank you! All three times I experienced it were weekday rush hour but with 5 or more minutes of headway between trains. I guess it would end up being more frequent as service starts to tick back up vs the 10-15 minute headway period right around the slow zone repairs.

    Logan Airport Capital Projects

I get it, it’s a transit hub, we need parking, but man that spot would’ve been perfect for a new airport hotel with direct bridge into Terminal E. Logan could absolutely support another (and nicer) hotel on the premises.

MBTA "Transformation" (Green Line, Red Line, & Orange Line Transformation Projects)

I think this is the main thread for slow zones and improvements but apologies if not. It’s not listed on the MBTA or Transitmatters sites but there’s absolutely a slow zone over Longfellow in both directions as of this week. Sometimes there’s an announcement for traffic but headways...

Residential Development | 745 Concord Ave | Cambridge

Notably these two places have relatively low existing residential density. East Cambridge residents would have to realllly stretch to consider themselves abutters of most of Kendall or Cambridge Crossing. All the more reason to build to extreme limits in formerly unoccupied or low density areas...

General Services Administration Sale of Federal Buildings in Boston

Update here that doesn't impact Boston. Apparently the page is now up to date and lists a grand total of 8 buildings slated for disposal, as opposed to...maybe every federal building in their first draft? Don't know anything about these, but seems more in line with a "targeted" approach at...

Kendall Common Parcel C3 (née Volpe Center) | 75 Broadway | Kendall Square | Cambridge

That was somehow already over 11 years ago! Time flies. With a 2028 move-in that gives them a pretty respectable 15 year tenure on Binney https://abgrealty.com/biogens-offices-feature-open-space-design/

Kendall Common Parcel C3 (née Volpe Center) | 75 Broadway | Kendall Square | Cambridge

From the Globe article this morning, work starts today. Nice coordinated announcements: Work on Biogen’s building, which will be jointly developed by MIT Investment Management Co. and BioMed Realty, will begin on Monday, MIT said. MIT declined to specify a development cost...

    One Lincoln (State Street Building)

One bid, less than two minutes, and down it goes. Purchased for $400M at a sidewalk auction. Massive write down from the $1B refinancing in 2022. Let the great reset continue to spread... https://www.bostonglobe.com/2025/03/21/business/one-lincoln-boston-auction/

Encore Boston Harbor Casino | 1 Broadway | Everett

If there's new asphalt my guess is...more parking! Why not generate a bunch of revenue (or park your employees) for a few years if the project doesn't pencil. It's happening in Seaport right now.

Multi-Family Zoning Requirements for MBTA Communities

The article is behind a paywall, so I can't tell if they're still within the bounds of the MBTA Communities regulations or if this scaling back puts them out of compliance. Either way, the 28% coverage and abysmal <0.5 FAR cap is laughable.

    Newton Infill and Small Developments

These people are the worst. This guy is trying to turn his private property, currently a hole in the ground, into a measly 10 or 13 units (depending on the source). He got his financing, he got zoning approval, and under threat from his neighbors and cowardly city councilors he gets his permits...

Ride & Car Sharing: Uber, Lyft, Sidecar, Zipcar, Relay Rides

Pretty steep, but if one of the tradeoffs is more curbside pickup/dropoff it could be worth it. The move to the central garage makes sense from a congestion perspective but it blunts a lot of the value of taking Uber/Lyft. Pro-tip, Curb taxis will take you right to the terminal. Under the...

    Medical Office/R&D | 17 Bradston Street | South End

Yeah, not a particularly inspiring design but this area needs all the help it can get. It's just so...bland. Embarkus Manfredi copy/paste along every major road in the region.

New-build classical architecture (evoking old styles)

There will be a 97 year old activist who has done nothing since the 1960s but scream about changes in the neighborhood, who will be co-opted by a brain dead city councilor who will sniff out a bike lane issue, and then there will be a demand for only single houses and infinite parking and the...

    The New Residential Conversion Thread

The city should badger the state to give it home rule on how many liquor licenses the city has, since it's the only jurisdiction in the state with a firm cap that doesn't increase with population. But yes, that's the major issue with so much of the dining/night life scene in Boston. City Hall...
