Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport Agreed. Very excited for the ones in development to start renting, then we should see the retail that you mentioned trickle in. CVS or another drug store is rumored to open up at Waterside Place. The more micro units the better, in my opinion.

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport I'd like to hear more suggestions about what we should do next. Realistic suggestions.

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport Here's the thing -- companies poached to occupy NEW build outs, which leaves their old offices vacant, which adjusts rents, which brings in NEW businesses. This is one small example, but this is the ripple affect that I'm talking about.

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport My point, simply, is that this debate is focused on the micro level when the impact behind the branding of the Innovation District will be seen on the macro level. And I would argue that tax-payer dollars should have an impact on Boston's economy as a...

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport Boston's problems at city hall have nothing to do as to whether branding an area full of parking lots the "innovation district" was a bad idea. Perception is reality, and companies are moving here. I wholeheartedly agree that the area could have been...

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport How would we get a bigger bang for the buck? In the Seaport, Boston is stimulating growth around empty parking lots, therefore growing the city on a macro level as rents and property adjust city-wide. That's where the tax-breaks come into play. How...

Seaport Neighborhood - Infill and Discussion

Re: Innovation Dist. / South Boston Seaport I don't see the problem with this. The objective is complete, which is to stimulate the local economy. Calling it the "innovation district" is just a means to and end. And the great thing is that the word "innovation" can be applied to almost...

Re: South Boston Development You bring up good points here, but your original statements were: And If you began by educating us about the commercial, social, and residential balance of successful New England neighborhoods than we might not be so quick to "psychoanalyze" your statement.

Re: South Boston Development Avoiding the fact that your arguments are obviously based on a personal bias. I struggle to understand why someone will not celebrate growth and progress. I personally like to watch new neighborhoods grow, and am impressed with this community that has came so far...

Re: South Boston Development Neighborhoods don't appear out of thin air. This area is leaps and bounds above where it was even 5 years ago. It may not be a destination yet, but industrial wasteland it is not. Its truly amazing to witness the change that is happening right in front of you with...

Re: South Boston Development What?? This is already a thriving neighboorhood and there are new developments being built monthly. The neighborhood is one T stop away from downtown, 15 min walk to the south end as well as the seaport. Not to mention a hop skip and jump away from the pike and 93...

Seaport Square (Formerly McCourt Seaport Parcels)

Exactly. There probably wasn't a global financial crisis, either. We are lucky that Boston is in the building boom that it is. Cheap materials are what we are going to get, but there absolutely could be better design standards, though.

Seaport Square (Formerly McCourt Seaport Parcels)

I agree with these points more than I do that the use of the term "innovation district" for the entire area is necessarily a bad thing. Could they have planned better, absolutely. But that said, I believe once Fan Pier, Pier 4 and Pier 8 is built out a lot of opinions are going to change. But...

Seaport Square (Formerly McCourt Seaport Parcels)

The question that I cannot help but ask is, do those details matter? Does it matter that the numbers are inflated due to Atlantic Warf? Does it matter that the entire land area is currently marketed as one district? I would say no if the efforts were supporting positive economic growth for the...

Here is a list from the Seaport Innovation District website. It's not 100% as its missing ZipCar and a few others who recently moved in. And yes, Channel Center counts. Here is the boundary of the ID - Acetylon Pharmaceuticals Aberdeen Group: www.aberdeen.com ADD Inc. Aereo – 280 Summer...

Seaport Square (Formerly McCourt Seaport Parcels)

I think the branding play is genius and was a very smart move for Boston's economic growth as a whole (which is why I agree to "most" of the tax breaks). The Seaport was/is barren.. Label it with a "trendy" and cultural relevant tagline, get companies and restaurants to move there, let the...

Seaport Square (Formerly McCourt Seaport Parcels)

I don't agree that there is shitty infrastructure.. As I and many have said before, the Red Line is incredibly close to most of the offices in the Seaport, and the Silver Line isn't all that bad. Lastly, In the Seaport, Boston is building a business/residential/entertainment district spawned off...

Seaport Square (Formerly McCourt Seaport Parcels)

The next innovation district will naturally develop where the is existing infrastructure, a desirable location, and affordable rent. Its happening in Davis square now, and a few other areas in Boston such as the Leather District and SoWa. Suffulk Downs would require new build outs which means...
