Back Bay Garage Tower | Dartmouth and Stuart | Back Bay

I'm gonna start by saying this is really bad. That said, it is the ground level that is way more important to me than some sort of weird stacking. There doesn't seem to be any renders of that. The current garages' interaction with Stuart St. is atrocious. With the new Raffles next door, that...

City Hall Plaza Revamp | Government Center

While I would of preferred the extension of Hannover St., this is in my opinion a great change. (Whenever it gets finished.). The real clincher for me, though, will be the redevelopment of the low rise portion of the JFK building. If it offered 3 or 4 restaurants and a coffee shop with...

Lyra (née The Huntington) | 252/258/264 Huntington Avenue | Fenway

I'm curious to why they chose the eastern facing front along Mass Ave to be more "mechanical", or "architectural" in nature. It seems to me like the view corridors from that vantage point would command the highest dollar. Those views would include all of Back Bay, downtown, and the sunrise...

Winthrop Center | 115 Winthrop Square | Financial District

The humidity fuzzed the pic, but the sun was right on target.

South Station Tower | South Station Air Rights | Downtown

I would tend towards believing that VTOL aircraft could become the dominant form of air transport sometimes around when the sea becomes a real problem. While wild speculation, a smaller footprint airport/spaceport could be built around Long Island while also being the control center for any...

The Brookliner | 5 Washington Street | Brighton

As a South End resident, I concur. The 5+1 thing: It is very easy to justify wood construction when you imagine that the buildings will be demolished within the next 50 to 100 years. This building, as well as the Harriet Tubman location, are designed to last in perpetuity. It's called Paris.🤗

South Station Tower | South Station Air Rights | Downtown

I'm with you. What amazes me the most is that it took 50! years for anything to occur. At the time of the earlier proposal that would of been the tallest building downtown. (or close) They couldn't even get this done in the eighties before Ray Flynn decided to hate skyscrapers and well before...

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

I'm wondering what you all feel like the future of the south side of Boylston and the Charlesgate neighborhood will be after this project is completed. I can theoretically see the neighborhood being upzoned. Not withstanding NIMBYism, It would make sense for a couple parcels within it (Whole...

Winthrop Center | 115 Winthrop Square | Financial District

I love that they felt the need to put a poster on the building advertising that it is in the center of the city. No shit guys, WE CAN SEE IT.

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

That corner, to me, is worth getting right. Boylston needs to connect to Mass Ave better than public housing and a biolab.

Lyrik Back Bay | 1001 Boylston Street (Parcel 12) | Back Bay

By Samuels has shown himself to be extraordinary adept in not only his acquisition of strategic Boylston St properties, but in the timely nature of a finished product. As to Viola: they have zero experience regarding what is a fairly technical build, and does ANYBODY want a biolab in the the...

7INK (née Ollie) | 217 Albany St | South End

I'm no expert on billboards, but at exactly this location, overlooking a perpetual traffic jam, I'll bet they are making more on that billboard than they are on the apartments behind it. I've seen my share of events from obstructed view seats, and the beer tasted just as good 😊. It's an 8 min...

Raffles Boston (40 Trinity Place) | 426 Stuart Street | Back Bay

Wow, that is pretty incredible. Good on you for noticing, but also, who the heck rendered this thing? I mean, reflections are hard, but opacity (or levels thereof) is next level. The picture does seem to indicate that the mech screen will be a story (roughly) higher than the box on the western...

Raffles Boston (40 Trinity Place) | 426 Stuart Street | Back Bay

I could be wrong, but this looks "topped out" to me.

7INK (née Ollie) | 217 Albany St | South End

From yesterday: not only is it staying, but the support post has been upgraded. I actually love this, it's got to be the most difficult corner in Boston to try and make work.

East Boston Infill and Small Developments

To add to those who already replied:. Most Boston neighborhoods started rather agrarian, with most of the land dedicated to farming, while East Boston was specifically geared towards fishing. Land was used to stack workers close to the docks even at the very beginning, instead of being tilled.

Stanhope Hotel | 39 Stanhope Street | Back Bay

The Brookline Bank building to the west on Clarendon is going nowhere. To the east is the Boston Living Center, which is dedicated to helping those with HIV/AIDS. I believe they own the building and I think it would take the irradication of AIDS to make them move. The one guarantee is that a...

Bay Village Apartment Tower | 212 Stuart St. | Bay Village

I'm not one to casually bash new construction (WHOOP aside), but this is definitely a big swing...and miss. Especially the south facing side, it's a disaster.

Future Plans for Hynes Convention Center | 900 Boylston St | Back Bay

This was the logical place to put a casino, but they f'd that up. The problem for redev I think has less to do with air rights than the sheer footprint of the existing building. What do you put in there that doesn't need windows? Conceivably a movie theatre, or something like Kings? Those...
