Proximity isn't the problem here at all! Every asset on this end of South Bay -- Stop & Shop & Newmarket Station, in particular -- are starving for more development. Projects like these literally create new pathways (Boston Street connections) to services that all residents, old and new, can use.

In photo 7 of the globe gallery you can really see what a difference 30 Dalton made on this corner. It's forgettable filler, but it's a wonderful mirror, in this case at least.
