I had the same thought. I wonder if they're anticipating waiting a year or two or three for construction costs to come down, or for the inclusionary zoning rules to change, or perhaps they want to pre-sell a certain # of units before committing to build.

Well that basically describes the Safdie-designed hotel tower that has been simmering in the background for a couple years now. It seems reasonable to assume it's still simmering and that they'll bring it back before the public at some point. BTW your comment was assuredly on-topic!

This is the back of the building. I only skimmed the materials but there was something about the owners saying residential was the only viable path forward for the building. The location and design of the staircase sounds like it's hemmed in due to both life safety and historic preservation...

HPB will review a proposal to add an exterior staircase to the back side of the building as part of the plan to convert floors 2-10 to residential. No mention in the documents of the unit arrangement, whether they will be condos, apartments, how many, etc...

I don't know anything about construction and I'm sure there's a reason for it, but why put up half the columns and start building out the floor plate rather than put up all the columns first and then start building out the floor plates?

Last night the HPB approved an updated design for this building, below. Curiously it evolved into an almost all-glass wall facing Commercial, which I guess satisfied the board's concerns that the facade be more uniform and uncomplicated.

They started putting up columns today on what I imagine is the final vertical push on this building, minus any rooftop appliances, etc...
