    Proposed But Never Built

Screengrab from the excellent video @Riverside shared, showing a 60s era rendering of I-695 crossing the Charles. Present-day Google Streetview added for comparison.

The Alcott (née Garden Garage Towers) | 35 Lomasney Way | West End

Does anyone know if the sole balcony on the south-facing corner (as opposed to the many balconies on the east-facing corner) belongs to a unit or is that building amenity?

 I've always had a big soft spot for the existing building here, as one of Boston's only examples of Googie architecture. My fantasy was that it could one day be converted to a great 50's-themed outdoor beer garden/burger spot, something a la the Verb Hotel. I suppose 99 units of housing...

I think the argument is regardless of the FAR guiding Hood's redevelopment, increased upzoning and activity in the area is going to invariably increase the value of their property

Just to give credit where credit is due, @kz1000ps captured one of my favorite construction shots in awhile and it's at the top of this page ;). But agree @mdd, it is a really interesting vantage point. I especially like it because, at least for me, it's totally messes with my mental map of...

Bunker Hill Mall Apartments | 201 Rutherford Avenue | Charlestown

Re: the developer having to wrap this around the 99 restaurant, I honestly feel this creates an opportunity for much better urbanism here. Instead of ending up with one mega development per block, as is so the norm today, this "hold-out" hopefully allows for the block to broken up and a future...

East Boston Infill and Small Developments

Found this small project in Orient Heights on Twitter. Further down in the thread there's another example of residential being added to a 1-story commercial building in Rozzie. All in all though, these types of additions seem quite rare. I'm curious what people's theories are for why this...

I'm not super familiar with how the projects are structured, but it feels like BART does something similar to what @Arlington is describing. BART's added five stations extending three lines over the past five years, with seven more stations planned to come online over the next decade. Most of...

SKY Everett | 114 Spring Street | Everett

I’m not saying there aren’t a variety of things within a 15 minute (unpleasant) walk from here, but, man, if this is a 90, Walk Score’s methodology sucks. I know Walk Score doesn’t take this into account, but to get nearly anywhere from here you need to immediately cross 7 lanes of traffic.

I'm not in real estate development, so please bear with me, but publicizing this plan before all seven lots have been acquired seems risky? Gold Block Real Estate already owns 2 of the lots. The WRA owns another 4 and likely is incentivized to be a willing partner and see this project happen...

7INK (née Ollie) | 217 Albany St | South End

Huh. Renders had given me the impression that we were getting a much more 3 dimensional facade here. But looking at these most recent pictures from @BeeLine and looking back at the material sampler, it seems like, minus its north facing side, most of the facade's depth is actually an optical...

Canopy by Hilton (née Haymarket Hotel) | Blackstone St | Parcel 9 | Greenway

Got drinks at the Canopy by Hilton in San Antonio last week and it was really well done. Much more striking architecture in the one down there, but also nice materials and attention to detail throughout which hopefully carries over to Boston's. Very much geared towards millennials.

Oxford Office Bldg. | 125 Lincoln St | Leather District

Sure, BCDC didn’t explicitly say, “Make this building look like an air conditioner”. But the common pattern is that the BCDC provides feedback and then the developer often returns with a more conservative design so as not to further prolong the process. These reviews have the effect of killing...

Embarrassing. Abolish the BCDC. Seriously, the majority of the time it worsens outcomes.
