If I was a developer I'd steer clear of Quincy. Between the way the city government operates and how development goes, not a great place to put some money in.

It has been discussed - reading the community meeting notes, there are some promising remarks from the Developer. I believe the lab "proposal" was the previous proposal that, based on the community meeting notes, has been thrown in the trash.

Half-joking: Boston annexes Quincy/Squantum and re-builds the bridge to Long Island, or runs a ferry. The bridge was closed 10 years ago at this point.

I can only wish. With community feedback I legitimately hope they stay above 100 units. Without any indication from the developer, a resident was already decrying a 33-story tower (no official height or number of stories has been provided yet). Davis is ridiculously NIMBY.

I was going to say, that's a really striking angle for how much space is taken up by cars on Newbury. While I don't walk Newbury often, when I am there, its sidewalks are crammed and people are walking so slow they could be going backwards. I'd definitely welcome some more space for pedestrians.
