    Crazy Transit Pitches (Maine Edition)

With a rail viaduct over Congress Street, plus an eventual new mixed-use station complex with connections to six or more local transit routes and a direct connection to the Portland Trail System, a vibrant, pedestrian-oriented shopping, dining, office and residential district would increase land...

@Redfern Hope this is still progressing. Any news since early December?

    Crazy Transit Pitches (Maine Edition)

From Wikipedia, some route details of previously successful main lines (pun intended): “The State of Maine Express traveled a similar route, six days a week, many seasons. It went from New York City's Grand Central Terminal to New Haven, Providence, Worcester, Lowell, Portland and the Bar...

The Casco | 201 Federal Street | Portland

This would run counter to the city’s efforts to support lower emissions and Dark Sky initiatives — and to the point of another commenter, this is more Dallas / Vegas rather than the simplicity, elegance and utility of the Hancock Tower weather beacon. :-)

The Casco | 201 Federal Street | Portland

Great work – really gives a great sense of the potential scale and impact! Looking at the distance between the two towers on either side of Preble Street, I think there could be a bit more space between One City Center and the new tower – also, in the previous elevation it looks like that...

    45 Brown St. | Portland

There garage is the only bad looking part of the plan — and a likely reason the residential portion is not taller. With more units, they’d be required to build even more expensive and over-priced parking levels and the project would look even worse. it’s too bad they couldn’t cut a little...

Potential Soccer Stadium | Portland peninsula

I’m going to make two guesses: 1. East Bayside, somewhere between Anderson/Fox and Marginal Way — the breweries and grab-and-go food scene there could help support a small-to-midsize stadium and create a walkable sports-entertainment district, similar to Fenway. 2: Westfield Street, between...

The Casco | 201 Federal Street | Portland

I’ve always loved the way the original Hancock tower’s lighting scheme was reflective of the weather forecast; and how the scheme of the Empire State Building relates to national holidays or the “subway series” if the local teams make the playoffs. Both lighting schemes are tasteful and relevant...

The Casco | 201 Federal Street | Portland

It is appreciated that you’re sharing here so early, and that the materials feel so much more authentic in this iteration. The proportions overall feel more balanced and considered; in addition, I especially like the awnings. The podium looks much improved and pedestrian-friendly with the...

I like this suggestion, and would add that the main thread is also needing an adjustment: Shouldn’t it read “Greater Portland / Maine” rather than “Portland / Greater Maine”?

:-) None of your assumptions about the intention of my comment align with my perspective – however, like you say, I'm glad not everybody thinks like me, and I appreciate your enthusiasm.

The Casco | 201 Federal Street | Portland

I definitely don’t think Portland needs to have a “height complex” about itself: the Portland Head Lighthouse and the Portland Observatory are the iconic architectural jewels that are internationally recognized and no other city could match. Quality over quantity (of floors) every time —...

The Casco | 201 Federal Street | Portland

Thank you for clarifying — I think the designs on this site for 170 Fore Street are a great example of creativity and variety incorporated in a way that feels appropriate for residential. Based on the finished product of the Hiawatha, I think Redfern are a great developer for this site — it will...

The Casco | 201 Federal Street | Portland

Does not look like Redfern is progressing the design or composition of the facade, but if the base treatment were just continued to the fifth or sixth floor it would make a big difference in scaling with typical Downtown/Exchange Street Street walls, and help the middle portion to feel less...

    170 Fore Street | Portland

I really appreciate what Archetype has planned here for 170 Fore Street – this could be the best-looking building of the block. One of the best aspects of the immediate area is the buildings are following form-based code, which set up a unified, human scaled streetscape — and the design here...

83 Middle St | CHOM Affordable Housing | Portland

I think this proposed design needs a more cohesive facade along Franklin Street — more like the original sketch. The revised design looks like it’s trying to hide In plain sight by wearing three different “masks.” The building at the corner of Forest and Cumberland only proved that boxy design...

The Armature | 52 Hanover St | Portland

Perhaps this type of development — its uses and building form — could be “as-of-right” development in Bayside to encourage much-needed housing and help transform the district to high-quality livability sooner than later.

The Casco | 201 Federal Street | Portland

Given that Redfern and Senatore produced such a great-looking apartment building at Longfellow Square, I'm sure the design for this tower at Temple Street will get refined and greatly improved — it currently reads as a generic office block so it's hopefully just a rough sketch, for scale.
