I completely agree, retail space only being 3.5% of GFA is very concerning for a project like this. We want vibrancy and street-level activity, not the sterility of suburban office parks.

Church Street should be named "Tarkiln Hill", but the ideal time to pick that name was obviously before they built the station. I don't think there's any chance of the station name being changed for a very long time, unless New Bedford residents strongly advocate for a name change.

Ward Hill makes much more sense as an infill stop; North Andover would be too close to Lawrence Station.

When Palmer station eventually opens, is it anticipated to become a stop on the Lake Shore Limited? Or will it only be a stop for the Inland Route and the future Boston <-> Albany service?

This entire rezoning process has been infuriatingly slow and difficult. Upzoning the urban core of a metropolis should not be this difficult or controversial.
