New Haven was laid out in a similar manner- But they never replicated the original 8 blocks. The grid just kept going, but it did give New Haven a interesting feel- you don't usually see grids like it in NE.

What's the soil like in Southern NE? It seems like an option would be to run the tunnel to Providence or some other major city and then run express rail to Boston.

White flight didn't hurt cities because it was specifically white people who were leaving, it hurt because it took sizable population chunks out of the city and combined with the multitude of other problems cities were facing at the time, ate away at neighborhoods.

They should build the original art deco tower that the Great Depression stopped.

DMG has good height but it is unfortunately very wide. The other proposals seem OK. Google Earth just updated for Providence and you can begin to see some stuff filling in. The Wexford Building is in as far as I know.

If they fill the entire empty Iway land with good density and uses they effectively double the size of Providence's CBD. I'm pretty optimistic. It'll take time, but staggering the development can be good.

Avalon also has the problem of obstructing the city skyline from the north.

The facade will look alot better in real life because it will reflect the surrounding city. The rendering is misleading because it basically looks like blue plastic. I think a more detailed glass facade would look good, maybe like PPG Place in Pittsburgh
