Multi-Family Zoning Requirements for MBTA Communities

The danger with anything less than a statewide plan is that you are simply going to end up choosing where to place the stockade. Folks will sort themselves to their favored side of it, and they will advocate for disinvesting from the other side.

Multi-Family Zoning Requirements for MBTA Communities

There are a whole bunch of interlocking questions about what level the sorting and selection for e.g. quality of life, schools, housing, etc. Should that happen at the neighborhood level, municipality, state? You can’t really disentangle e.g. schools from housing. Good schools will create...

    Portland Passenger Rail

Accessibility dictates either a bridge or tunnel. The proximity to the water would make waterproofing the tunnel a concern. I don’t think there is room for a center platform in the ROW, which would also be overkill for the traffic.

MBTA Commuter Rail (Operations, Keolis, & Short Term)

I just noticed a bunch of wooden utility poles arrayed alongside the Lowell Line awaiting installation. I thought they just moved all the signaling to buried fiber optics. Why are they installing new poles?

At this point, I assume the hotel project at the corner of Beacon and Somerville is abandoned.

108 Prospect has pile driving and drilled piles. That’s surprising for such a small project. Perhaps it’s for excavation collapse prevention. 84 Prospect is now “The Mia” and it has the cheapest non-Hardie Plank cladding I have seen a long time. Bonus: the flat iron building finally has a...

Multi-Family Zoning Requirements for MBTA Communities

40B only applies when a municipality is under a certain threshold. Plenty of municipalities get to the threshold in letter, but not spirit of the law. What I meant was that it should not be possible for individual municipalities to opt out of the necessary participation in providing housing for...

Multi-Family Zoning Requirements for MBTA Communities

The real fix involves shifting zoning from the municipal level to the regional level. However, that will require a level of political capital that no politician currently possesses.

That half built remodel in the background should be torn down while they’re at it. It’s not going to be in any condition to complete it when they get their house in order.

MBTA Fare System (Charlie, AFC 2.0, Zone, Discounts)

I think they are gradually increasing the number of testers. I have a Perq pass, so I am ineligible. It does make me wonder if they’re just going to shove everyone on to a prepaid credit card for transit benefits, instead of supporting passes.

I am so thankful that we have ejected the Pioneer crowd from T management. They probably would have chosen a low-ball F125 order just to screw the pooch.

Has the T made any progress on supporting Perq passes with the new scanners? The have been radio silent for months.
