Would it be plausible to land-fill the alcove between the old factory and I:295? I mean Boston did it with Back-Bay. Do you think Roux would ever be able to buy out Maine Yacht Center and anything toward the right?

Urban renewal was such a mistake

So this would be on the corner of Myrtle and Cumberland Streets? As opposed to some 8-10 story residential building that was originally considered? I suppose it works and would be a good location. There's still the Top of the Old Port to stick some 30 Story Towers ;)

Either of these styles would look good and change the skyline. Add some height to the Portland Square Lots too and it'd be quite the downtown core.

I'd love it more if it were clad in glass like the Hyatt on the corner.
