Old Port Square (née Canal Plaza) | Portland

I'd say the one bonus for #2 is that the Soley's own the land and will want to develop it eventually. If not now (or the economy has a downturn), they'll want to develop it later when it rebounds. Who knows, by then the city height limit might even increase.

Old Port Square (née Canal Plaza) | Portland

I think they should build to the highest potential currently allowed rather than shaving off any floors. This will inspire more builders to do the same.

Old Port Square (née Canal Plaza) | Portland

If they were thinking "Lighthouse" ... they could have gone with a rounded beacon top like 111 Huntington in Boston

Old Port Square (née Canal Plaza) | Portland

I can sort of understand this. I think it's an attempt to match the top of the other Canal buildings? I do personally LIKE the design ... though I suppose something more of a pinnacle, spire, or even a light house (like the supposed inspiration) would be nice. It is giving "Pizza Hut"...

Old Port Square (née Canal Plaza) | Portland

@Portlander - I got my renderings! :p I like it - it looks better than any of the older depictions. I like the addition on Temple St. where the old teller drive through was. Looks like Novare Res might get a facelift - hopefully not pushed out. Though it is a big space - they could lose the...

    Portland's Franklin Street redesign

Survey was worth it, I think. I'd primarily like to see a traffic circle at both Commercial AND Middle Streets. Otherwise the rest I agree with in general ... urban boulevard, building density, reconnected streets, parking, turning lanes, bike lanes, restoring Lincoln Park, lots of trees and...

I'd love to see new renderings!!

Old Port Square (née Canal Plaza) | Portland

@Cosakita18 - Such an interesting comment on #3 with the "glorified bedroom city". I have heard most of the NIMBY objections to growth within Portland coming from many PART TIME Portland residents. Meaning - the homes they own here aren't even their primary, full time, year-round homes. There...

Old Port Square (née Canal Plaza) | Portland

I'd love to see the CMP site tucked against the side of the building area with the trees on Temple Street. Then open up the CMP site for another building.

Portland Museum of Art Expansion | Portland

Anything of note? Can't see bc the paywall. Has the design changed?

Is it time for a new Portland arena?

Good questions - esp if Franlkin is revitalized - then something like the Boston photograph could be built over the arterial. I think keeping it on the Peninsula would probably be best??

Is it time for a new Portland arena?

The area of Free Street is kind of a "Dead Zone" anyway. Spring Street is more of a pedestrian walking corridor toward the Old Port, plus parking and traffic. I can see how leaving this all where it is ... RATHER ... than creating potential dead zones in the middle of the city on Congress...

Is it time for a new Portland arena?

I think this is a good argument that I hadn't considered. Maybe "Top of the Old Port" isn't the best place for a new City Arena. Perhaps if the Maine Health building and the aging parking garage were removed ... then demolish the Civic Center - something more functional could be built. A new...

    Sanford, Maine

Potential Mill Redevelopment in Sanford. I usually don't hold my breath with anything ever happening in Sanford, but maybe this time? A developer with a long track record of redeveloping historic mill buildings in New England has signed a purchase and sale agreement to redevelop the long...

    General Portland Discussion

I'm sure most of you have heard, but looks like the Gorham Connector project has been cancelled. https://www.mainepublic.org/climate/2025-03-06/maine-turnpike-drops-plans-for-gorham-connector

165 Washington Ave | Northern Burner Supply Redevelopment | Portland

Hard to say ... building is going to become more expensive, esp with the current administration. Roux may have it's own plans or could partner with other groups. Also, I drove down Winter Street yesterday and Redfern's build-out looks so frigging good!

Westbrook Infill and Small Developments | ME

Bummer ... would be more exciting to have a building than a gas station. There's all kinds of NIMBY effort on the open lots, which is misguided in many ways. Though I do understand concerns about lighting and safety when parking in the new garage. Selling the land would ultimately be better for...
