I'd say the one bonus for #2 is that the Soley's own the land and will want to develop it eventually. If not now (or the economy has a downturn), they'll want to develop it later when it rebounds. Who knows, by then the city height limit might even increase.

I think they should build to the highest potential currently allowed rather than shaving off any floors. This will inspire more builders to do the same.

If they were thinking "Lighthouse" ... they could have gone with a rounded beacon top like 111 Huntington in Boston

Good questions - esp if Franlkin is revitalized - then something like the Boston photograph could be built over the arterial. I think keeping it on the Peninsula would probably be best??

The area of Free Street is kind of a "Dead Zone" anyway. Spring Street is more of a pedestrian walking corridor toward the Old Port, plus parking and traffic. I can see how leaving this all where it is ... RATHER ... than creating potential dead zones in the middle of the city on Congress...

Hard to say ... building is going to become more expensive, esp with the current administration. Roux may have it's own plans or could partner with other groups. Also, I drove down Winter Street yesterday and Redfern's build-out looks so frigging good!
