Mercy Hospital | 144 State Street | Portland

I was just walking down Winter Street on Saturday after going to Pai Men Miyake. This development has gone up quickly, but the in-fill makes SO MUCH SENSE for this area. I have no idea what locals were balking at. This is way more attractive than a parking lot and the back of the former...

    Portland's Franklin Street redesign

Uh Oh .... worried about traffic, parking, disgusting garages, etc etc? Maybe we should invest in (and de-stigmatize) public transportation? Woahhhhhhhhhhhh 🤯

    Portland's Franklin Street redesign

Indeed - a well-designed boulevard with four lanes and adequate turning lanes/lights will help a lot. Add traffic circles at both ends of Franklin, and it'll move even better. Boulevards move traffic well even in NYC, so I'm not sure why we'd be so afraid of them in Portland Maine. Except for...

Rock Row (née The Ridge, née Dirigo Plaza) | Westbrook, ME

Unfortunately I feel like Maine always gets the shaft with development.

    General Portland Discussion

It's sad to think the Rock Row development is a flop. It was something to be excited over, but in a sense we all sort of knew not to hold our breaths. Just like the Portland Foreside development, or Midtown, or any number of things we've been disappointed by over the years.

Herald Square | 385 Congress St | Portland

So this is for the back corner facing Cumberland? And so the blank walls are what will be built against by the Hotel and Condos facing Congress? What is going where the Portland Pay and Spray is in the top corner (Cumberland & Pearl)?

Portland Museum of Art Expansion | Portland

I think if we look at all of the different iterations of buildings, churches, and houses at that location over time ... the Chamber Building is hardly anything worth preserving. I'd take any of the prior structures to this one. The Chamber building often fell into disrepair and ignored until it...

Portland Museum of Art Expansion | Portland

I thought the Toshiko Mori was the design that encapsulated the facade of the Chamber of Commerce building and the disgusting saw-tooth roof design? I didn't think they were the ones from Maine?? Yes/No? Yeah, meaningful gesture or not to include the facade or a team lead being a Maine...

Herald Square | 385 Congress St | Portland

    Should be 3x as tall

    Failed Development Projects | Portland

I think part of the confusion is ... the 90's was "Lincoln Square". The 2000's Convention Center was proposed to be named the "Lincoln Center" I was in Commercial Lending downtown 2003-2006 when the "Lincoln Center" was being proposed. Sand Castle-esque buildings was to be Lincoln Square. The...

    Failed Development Projects | Portland

I think part of the failure was also due to an increase in the "meal tax" or something along those lines, which voters struck down. I think part of the tax increase was supposed to subsidize this development. But I can't entirely recall.

The stucco facade and removal of the tower is just blasphemy.

The Casco | 201 Federal Street | Portland

We need more dark purple zones ... and Top of the Old Port should be included in that. BAH.

    General Portland Discussion

Odd that the building on the far corner (Silver Street) was demolished and is now home to the Commercial Street Pub, Olive Cafe etc. Given that this was the 1960's, I guess I shouldn't be surprised that Portland allowed that building to be demolished for a POS little building. The buildings just...

    General Portland Discussion

I'd include the apartments or condos at the corner of Congress Street and Mountfort Street (including Washington Place) and include a large redesign (or relocation) of Munjoy South Playground. It would help improve the intersection at Congress Street to add more height and density on that...

Infill and Small Developments | Portland

To be honest, this would look rather nice in that location. The neighborhood balked at Redfern's 40 Pine Street when that was built, but ultimately looks great. It also replaced a blight of a parking lot (and a condemned sinking house). Any in-fill in this neighborhood within that proximity of...
