Boston University - Warren Towers Renovation | 700 Commonwealth Avenue | Fenway

Yeah, I don't think a top tier architect would have been useful at all in this project, because the only way to do anything beyond lipstick on the pig would require a complete teardown and rebuild. If the final result is similar to how they approached the law school, then I think that's a...

Bartlett Yards | 2505-2565 Washington Street | Roxbury

Just curious what is meant by "backward parking layout," not sure I've heard that term before.

    The New Residential Conversion Thread

The point is well taken, but ask yourself if you'd want to live at ground level on this block? I don't think many would answer yes to that question, which means instead of empty retail space, it will be empty residential space. I'm not sure what the solution might be, but perhaps they can...

La CASA | 85 West Newton Street | South End

That is exactly what it is, and a lot of low income folks live in those buildings. Are you suggesting that the South End should no longer host housing projects? As for whether it architecturally fits, some parts of Villa Victoria have been there for nearly 60 years. At this point, it is the...

The Marc (former Our Lady of Victories Church) | 25-29 Isabella Street | Bay Villiage

Compared to a lot of other church to residential conversions, I think this one is going to look a lot less church-like. I can't decide whether that's a good or bad thing, but it will be a very interesting, if over priced building.

Other People's Rail: Amtrak, commuter rail, rapid transit news & views outside New England

To add to what @F-Line to Dudley and @EdMc have said, another distinction is that the MBTA is a state agency, whereas the LAMTA is locally controlled. Even if Boston had the local taxing authority that Los Angeles has, it would not be able to use it to fund MBTA rail expansion, or at least not...

Bunker Hill Housing Redevelopment | Charlestown

I hear what you're saying, but the same concept has worked pretty well for the Samuelson developments on Boylston Street. As with almost everything, a lot will depend on the quality of materials.

Nubian Sq. Parcel P-3 (nee Tremont Crossing) | Roxbury

I don't think that would work. The current footprint of the school is actually larger than the parcel itself, which would mean they would need to go taller just to achieve the same amount of instruction space. This is being billed as an expansion of the school, so that will further add height...

Copley Square Revamp | Back Bay

I think once those trees fill in their leaves, this will be a very pleasant space.

    The New Residential Conversion Thread

Maybe, but you have to look at the complete picture to be sure. How much are the owners able to write-off as a loss? What are the tax implications? It could well be that pre-existing regulatory distortions mean that the most rational profit maximizing approach for the owner is to do nothing. In...

    Roslindale Infill and Small Developments

That's good to hear. I was thinking of Dragon Chef when I mentioned business owners retiring, and wasn't at all sure whether the Market Kitchen had long term plans in general.

    Roslindale Infill and Small Developments

There have been many iterations, I'm not sure that this one is the final design. At one point, there was a much nicer, and also taller design that faced significant community pushback, so maybe this is what we get as a result. As for the retail, the existing tenants were all offered the option...

    Roslindale Infill and Small Developments

Does this mean that Arx Urban is no longer involved in the project? This was approved 3 years ago, and that developer offered a lot of mitigation support to the businesses in the existing building. I wonder if that will remain in place...

401 Park Drive (née Landmark Center) | Fenway

The Blue Room was fantastic and really one of the very first urban restaurants doing farm to table. The new Flat Top Johnny's has a pretty good vibe to it, just not quite the same place, though.

    Gillette Stadium Transportatio Improvements

Interesting idea, and I decided I would take a look. Here are the walking distances in miles per Google, with straight-line distance in parenthesis: Walpole: 4.4 (3.5) Sharon: 6.5 (4.5) Mansfield: 6.7 (4.8) Walpole seems the most promising in terms of distance, but all three suffer from...

    Gillette Stadium Transportatio Improvements

I think we can assume some modelling of who would be going to the games and where they might stay if from out of town likely suggested that Providence was not going to be a significant source of transit trips to the stadium. Unlike a Pats game or concert that would draw heavily from Providence...

401 Park Drive (née Landmark Center) | Fenway

In my opinion, it isn't close to being complete. Completion means the section labeled as "future shared use path" on slide 9 has been built and I can ride between Fenway and anywhere on the Emerald Necklace without needing to cross Park Drive at grade.

    Proposed watertown ferry

Ferry service can be highly useful when it provides a direct route between two points that otherwise do not have one. But Watertown to downtown via the express buses is more direct than any river route, and can also average a much higher speed. This is patently ridiculous and I will continue to...
