    The New Residential Conversion Thread

This is super interesting. https://www.facebook.com/share/p/17TcPZTN64/ Apparently the Steinert Building (162 Boylston Street) is undergoing conversion to residential on floors 2 through 7, first floor retail, and of perhaps greatest significance, a full restoration of Steinert Hall, which...

Other People's Rail: Amtrak, commuter rail, rapid transit news & views outside New England

[snip] Lots of wasted opportunity in the intervening years, but as somebody who knows Penn Station from both eras, I can say that it is significantly better now than it was in 1999. To be clear, it still sucks, but not to the same extent.

    Massachusetts 2026 Congressional elections

Well, thank goodness Trump solved all of those problems, then, rather than making them worse...

    Reasonable Transit Pitches

I don't think you asked that question at all. Your argument seemed to be that the old elevated lines sucked, and therefore new ones should be expected to suck. Now that you've asked, the reason would be changes in technology and public works finance. Just because a tunnel was the best option in...

South Station Tower | South Station Air Rights | Downtown

I was there last night but didn't have time to check out the bus terminal. One thing I did notice, though, was that the new entrance/escalator bank from the arched concourse was not yet open. With the fare gates about to go in, access to the bus depot is about to become worse, rather than...

    Reasonable Transit Pitches

I'd favor subway over elevated for that location, too, but again, it was just an example of where it could work to place an inobtrusive viaduct.

    Reasonable Transit Pitches

Presumably because it's wide enough to be the boulevard Olmsted envisioned? The viaduct would not have the same sort of impact. But I just threw that out as an example of an underserved transit corridor that is wide enough for a modern viaduct, that would not create the kinds of issues you saw...

    Reasonable Transit Pitches

Yes, there were definitely sections that weren't suited for elevated rail, but there are some locations in Boston where it would work well, such as Columbia Road.

    Massachusetts 2026 Congressional elections

Those are propaganda agitators, not any kind of meaningful segment of voters. Please, do not base your understanding of politics on social media commentary.

    Reasonable Transit Pitches

I had the opportunity to ride the NYC N-Line over the weekend, which is elevated in Queens, and I must say, the experience looking at the cityscape below and beyond was quite mesmerizing. I do wish we still had something like that in Boston.

South Station Tower | South Station Air Rights | Downtown

Same. The arched concourse is beautiful, the tower is spectacular, but the expanded bus depot is by far the most meaningful public amenity.

Report: Celtics to look into building new arena

As the article points out, Philadelphia is a better analogy than Dallas. I think the resolution between the Sixers and Flyers is more likely the intended outcome here, but again, we have to return to the fact that there have been no documented statements from the Celtics regarding any of this.

Regional Rail (RUR) & North-South Rail Link (NSRL)

Wouldn't this create the same dilemma you are arguing exists with a wealth tax? The core problem with conversations like this is that there is no way to do big infrastructure without getting access to revenue streams that can't be produced by tiny incremental adjustments to the tax code. Whether...

Regional Rail (RUR) & North-South Rail Link (NSRL)

Not interested in much more back and forth, but what I meant by direct investment was specifically not buying and holding securities or crypto coins and such. That just moves money around. I'm talking about building factories, starting new companies, etc. Those are useful investments that...

Regional Rail (RUR) & North-South Rail Link (NSRL)

The things you listed aren't necessarily that. I mean direct investment, not trust funds.

Regional Rail (RUR) & North-South Rail Link (NSRL)

That's the very reason for a wealth tax. If they spend, they are lowering what is subject to taxation. We want them to spend, both for consumption and business investment. We do not want them to keep it in existing instruments.

    Assembly Sq <-> Casino Footbridge

That sort of exists, so long as you count some street level infrastructure. There's already a path along the Mystic to the Alford St. bridge. From there, you have off street through Sullivan Square, which feeds onto Cambridge Street. That, and then Washington in Somerville, have fairly decent on...

    Roslindale Infill and Small Developments

I don't think I've seen mention of this previously, but a large grouping of parcels will be auctioned in December abutting the train tracks, and between Arboretum Road and the parking lot for the Mosaic School. Looks like an ideal location for a large residential development. Details...

Harvard Enterprise Research Campus | 100 Western Avenue | Allston

It's not so uncommon for hotels that position themselves in the luxury space. They still have a management company (Highgate manages several non-branded luxury hotels), they just keep that in the background, resting on amenities, location, what have you, rather than national branding. What is...

    Boston Reflections

Really amazing collection, @EdMc, thank you! [edit] I can place just about all of these, but don't think I've ever seen these stairs: Where are they?
