    Drop a lane in each direction of Rte 9 and replace those with bus lanes, plus separated bike lanes. Would that create more auto congestion? Probably, but the improved bus speeds and service, plus making it amenable to bikes, would reduce the volume of car traffic.

    Looks good. The only fly in the ointment is that the layout (plan view) graphics don't show the proposed footbridge over the Fitchburg Division RR. Gotta keep pushing the city and the developer for that to happen, apparently.

    With decent architecture, a good ped/bike path system, a grid of small streets and blocks, and retail and pocket parks scattered about, with little or no parking lots, then a great neighborhood can be developed with five over ones .
