Allston Post | 25-39 Harvard Avenue | Allston

Good to see this is moving forward. At 350k per unit that's the same cost as a similarly built 168 unit project that just broke ground I was looking at in New Haven with 10% of units income capped. The difference being that in New Haven they can charge $2300-2700 for a 700sqft 1bed where based...

Idea for fixing the housing shortage

New Haven is hosting YIMBYtown 2025. The mayor is certainly speaking their language and from what I can tell, they seem to be doing a pretty good job getting new apartment buildings downtown. The governor just vetoed a bill limiting municipal zoning powers though so he wasn't invited :ROFLMAO...

    The New Residential Conversion Thread

damn, they out here spending the best part of 800k per unit and the best use case for these parcels next door is surface parking  I imagine there's some ownership/regulatory/development lore I don't know about, but still

    Braintree infill and small developments

That's a market problem, better for the developer to weigh that cost benefit analysis than the government

I 100% agree with both of you, unrestricted supply is the easiest and maybe only viable way to get to that efficient situation. I'm only bringing this up as a point because I see a lot of discourse that is just resigned to how much higher prices are in high income areas.

Whittier Choice Neighborhood | 1158 Tremont Street | Roxbury

I mean that's all true but I don't think we would accept the same fate in high income areas for most other consumer goods. Imagine if an Xbox was 80% more expensive because it was being bought here rather than in the Phoenix suburbs. Obviously cost of labor would necessarily scale with area...

Whittier Choice Neighborhood | 1158 Tremont Street | Roxbury

I mean Idyl Fenway seemed to lease up pretty quickly charging $1000+ more per 1bed than this place. I feel like I occasionally see reports that the tippy top tier of residential condos is struggling but not so much for these types of developments 🤷‍♂️.

Idyl Fenway | 60 Kilmarnock St | Fenway

Given that the board seems to really like the materials and aesthetics of this development over similarly sized projects, does anyone know what the cost/unit for this up being? How much more expensive is this compared to the Everett commercial triangle buildings, I'm assuming the associated...

    New Haven

I saw there was a new project on Olive Street across from Olive and Wooster recently, which led me to flip through some of the development news in Wooster Sq lol. One of the buildings traded ownership recently (https://www.newhavenindependent.org/article/hines_sale) and I found this little...

Riverwalk Bridge @ Science Park | Boston - Cambridge

Pretty hype ngl. Used to use this route all the time, although crossing on the western side of the museum was always more awkward than dangerous feeling. Taking a right merging onto a super thin painted path next to six lanes of traffic did feel a little sketchy sometimes though. Sounds like...

Boston to update its zoning code

I felt like the data was pretty suspect as well lol. Redfin (also linked in the article) has the price increasing 2% YoY for Providence instead of -20%. Someone correct me but it looks like this is some kind of data internal to the house flipper Five Star Cash Offer, maybe they just bought all...
