What material do they use to build houses in Germany & why don’t we use it here?

I had always heard from European friends that the thick masonry construction in the old housing stock helped with insulation in the hot and cold, but never thought much about it. Looking at the article, averaging $400USD in utilities for a 900sqft apartment in a German city uhhh sounds not...

South Station Tower | South Station Air Rights | Downtown

Good to see it looks like they might be landing some big tenants. I wonder if JPM is getting a good deal on the lease lmao given the general commercial weakness I keep hearing about. No longer have a globe subscription so I can't see if they wrote about that.

Union Square Somerville Infill and Small Developments

I mean that's kinda why I like the 108 Prospect project that sparked this conversation so much. Wrangling 30 landowners to build one commercial triangle scale project just sounds uhh challenging. But I don't see why it should be impossible to consolidate 2 triple deckers into 30-40 units in a...

Union Square Somerville Infill and Small Developments

Wish there were more projects like this around every GLX station. It makes no sense to me that a lot of those neighborhoods look exactly the same as when they were served by busses only.

    Office to residential conversions

https://www.gensler.com/projects/franklin-tower I remember seeing this at some point and being impressed with the scale of the conversion, everything in Boston has been so small compared to this project in Philadelphia.

South Station Tower | South Station Air Rights | Downtown

I mentally call these things apocalypse shelters lol, although I don't think south station has anything on the Causeway complex where you can live, buy groceries, eat out, see a concert/game and go to work without moving more than 500 feet laterally lmao. Funniness aside I like them lmao...

Allston Post | 25-39 Harvard Avenue | Allston

Good to see this is moving forward. At 350k per unit that's the same cost as a similarly built 168 unit project that just broke ground I was looking at in New Haven with 10% of units income capped. The difference being that in New Haven they can charge $2300-2700 for a 700sqft 1bed where based...

Idea for fixing the housing shortage

New Haven is hosting YIMBYtown 2025. The mayor is certainly speaking their language and from what I can tell, they seem to be doing a pretty good job getting new apartment buildings downtown. The governor just vetoed a bill limiting municipal zoning powers though so he wasn't invited :ROFLMAO...

    The New Residential Conversion Thread

damn, they out here spending the best part of 800k per unit and the best use case for these parcels next door is surface parking  I imagine there's some ownership/regulatory/development lore I don't know about, but still

    Braintree infill and small developments

That's a market problem, better for the developer to weigh that cost benefit analysis than the government

Whittier Choice Neighborhood | 1158 Tremont Street | Roxbury

I 100% agree with both of you, unrestricted supply is the easiest and maybe only viable way to get to that efficient situation. I'm only bringing this up as a point because I see a lot of discourse that is just resigned to how much higher prices are in high income areas.

Whittier Choice Neighborhood | 1158 Tremont Street | Roxbury

I mean that's all true but I don't think we would accept the same fate in high income areas for most other consumer goods. Imagine if an Xbox was 80% more expensive because it was being bought here rather than in the Phoenix suburbs. Obviously cost of labor would necessarily scale with area...

Whittier Choice Neighborhood | 1158 Tremont Street | Roxbury

I mean Idyl Fenway seemed to lease up pretty quickly charging $1000+ more per 1bed than this place. I feel like I occasionally see reports that the tippy top tier of residential condos is struggling but not so much for these types of developments 🤷‍♂️.
