Suffolk Downs Redevelopment | East Boston/Revere

Good point that there is retail potential there, just not leased yet (for obvious reasons). Isn't the problem in Everett's Commercial Triangle that the area is a flood plain? They are not doing ground level retail because the first floors are parking to mitigate the flood damage hazard?

Suffolk Downs Redevelopment | East Boston/Revere

The entire Suffolk Downs development is a huge disappointment. Landscrapers with a horrible street grid. Lots of surface parking. Way to little retail. And the commercial development portion is DOA because it was all biotech labs.

    Crazy Transit Pitches

https://www.bostonglobe.com/2026/06/23/metro/blue-hill-ave-orange-line-train/ Orange Line to Mattapan, branching from Ruggles to eventually go down Blue Hill Ave. Crazy Pitch, Fantasy?

    Congestion toll in Boston?

And we probably need a plan that forward funds the transit upgrade investments, before the revenue comes in from the toll.

Acela & Amtrak NEC (HSR BOS-NYP-WAS and branches only)

Also the interiors of the legacy Acela are beat to shit. Lavatory doors don't lock properly, toilets falling off the wall, automatic end doors cycling at random, tray tables that don't work, seats that won't recline, or only recline, power outlets that don't work, next station signage stuck on...

East Cambridge Infill and Small Developments

It is also pretty weird to be a developer, and have two major zoning changes impact your site after initial approval only 3 years ago.

    Congestion toll in Boston?

    1) You don't need all or a majority to stop driving, you just need some to stop driving -- a reduction in cars. 2) Examples from every city that has implemented congestion charges shows this reduction.

Hurley Building Redevelopment | 19 Staniford St | West End

Converting Brutalist buildings for a new use is almost always a financial non-starter. The design (and all the building systems) are literally set in concrete. It is almost always much cheaper to start over than repurpose a Brutalist design.

Copley Square Revamp | Back Bay

There is nothing wrong with the buildings or usage per see, but the facades on the ones nearest Dartmouth could certainly use a refresh. Ugly as sin, particularly the green one.

Hurley Building Redevelopment | 19 Staniford St | West End

We cannot seem to admit that these buildings represent huge architectural and urban design mistakes.

Lyra (née The Huntington) | 252/258/264 Huntington Avenue | Fenway

My experience in high rise living -- corridors are quieter (and doors better insulated) than even triple pane glass with urban noise outside. The one noise source that was a real jump scare, though, was trash flying down the trash chute (right off my kitchen); not well soundproofed.

    Sidewalks/Walkability in Massachusetts

The other thing not talked about is the Masshole propensity for pushing yellows and running reds gives left turners (at no turn phase intersections) no safe time to make a left turn. In most states the yellow phase is the time for the left turn at lower volume intersections.

    Bowker Overpass replacement?

It is meant as a joke -- but the Pike and Soldiers Field Road will both be severely impacted whenever they get the Allston Multimodal Project underway. They have to be because it is a total rebuild project for the Allston stretch of both roads.

    Bowker Overpass replacement?

The new Bowker Overpass is schedule for completion, such that the lane closure on the Pike will reopen for two weeks, to be followed by a multi-year lane drop for the Allston Multimodal Project rebuilding both the Pike and Soldiers Field Road at the same time.

    Reasonable Transit Pitches

Isn't this why some short sections may need to be tunneled rather than surface?

The dive watering holes, pubs and taverns around The Shoe were particularly picturesque. Especially if you liked fight scenes.

    MBTA Construction Projects

Pretty much underscores that most of the cost of construction today has nothing to do with the physical build on the site.

Copley Square Revamp | Back Bay

Lawns work if you don't drive a lot of vehicles on them (like the performance space you show above). We drive vehicles all over our event spaces because that is how Americans do things. Vehicles cause a lot of damage (and too many crowds moving a lot, too often) and result in costly...

Copley Square Revamp | Back Bay

Perhaps we need to accept the idea that parks and heavy foot/vehicle traffic event spaces are not interchangeable spaces? Designate some event spaces and accept that they are not really parks. Designate some parks and admit we should not use them for heavy use events. These combination...
