    165 Park Drive | Fenway

IDP units are required to be spread across a project and to varying units types in a similar manner to the accessible units within the project. Those units are listed on project plans and are logged by the city. Not like a developer can put all affordable units on a lower level looking at a...

North End Piazza on The Greenway | 198 Hanover Street | North End

I'm not sure of Boston's specific language, but typically any time you are working with Historic districts (typically I have seen it in renovations though) new construction should be "definitively different". That is certainly vague language as the goal is not to force a certain design on to...

Red Line Extension to Arlington Heights

I don't disagree with the flexibility for towns to put a local sales tax on top of the state tax, especially when it is dedicated to improving transit/mobility within their town. I think that would be an amazing way for a town to put dedicated funding into place for things such as local bus...

Red Line Extension to Arlington Heights

While it may seem like low hanging fruit, it is also one of the most regressive ways to fund things. Sales tax increases impact the lower income earners way more than other income levels. I voted for a sales tax increase when Nashville, TN did their most recent transit referendum (0.5% for the...

    MBTA Buses & Infrastructure

Jumping back to BHA bus lane project. I have been getting served a lot of posts about people coming out against the project and even saw Erin Murphy (CM at-large) supporting the demonstrations against. Similar to other postings about the project, no compromise is going to help these nay-sayers...

Holocaust Museum Boston | 125 Tremont Street | Downtown

I walked past on Labor day weekend and was looking at these attachments. I am curious if is glass or a metal "drapery" of sorts. Similar to this Kaynemaile product where they can do a bunch of different exterior types. I say that because those images don't show alot of support for large pieces...

North End Piazza on The Greenway | 198 Hanover Street | North End

WOOF! Sad what this is turning out to be. Boston has started implementing "Streets + Squares". It will take some time to get the kinks worked out, but this building (has horrible as it is) must have been approved under more traditional zoning codes. That being said, limiting the types of...

Biogen Global HQ | 75 Broadway | Kendall Common (née Volpe parcels) | Kendall Square

I'm biased as a motorsport fan, but the first thought I had when I saw the metal panel was an Armco Barrier at many global racetracks such as Watkins Glen (NY). The image below is a different color (obviously), but it was just the first thing that popped into mind when seeing it.

    Dorchester Infill and Small Developments

McGonagles is amazing and a favorite date night spot. Haven't seen a show there yet, but excited to check it out soon. Spice Bag is a must as well!

BFIT Redevelopment | 41 Berkeley Street | South End

I'm not sure what the concern about demolition is here. Most of the old building is being adaptively reused as part of the new construction. There is some selective demolition and facadectomy work included, but I don't see the concern. Am I missing something Current Google Map aerial I...

    Andrew Square

hmmm, I think I can find fault/dislikes with all the options. An overall "Con" is none of the options create protected bike infrastructure at the congested intersection. Having commuted via bike through this intersection numerous times there is always bikes at the intersection waiting to...

    Dorchester Infill and Small Developments

Edit: Apologies for overlooking @stick n move ’s post above. Amazing how people freak out over what feels like a relatively easy, low hanging fruit development. People are losing their mind over on the Dorchester Report FB page about a 16 condo development being proposed at 5 Tolman St., 25R...

Greenway Residential Building | 55 India Street | Downtown

I saw that post on Reddit and loved it. We love to gripe about things we have - the T being one of the biggies - but when considering what we have versus other cities we are still pretty great. People still ask me if I regret moving back to Boston from Nashville and the instant answer is "not at...

    Milton infill and small development

Depending on windows and other insulation in the walls, the car noise may be mitigated pretty well already. That coupled with the elevation of the units above the traffic will also help. The 355 Bennington project in East Boston is also right up against a busy roadway and the car noise is very...

    Quincy Infill and Developments

Thanks. A 0.96 ratio when no retail is included and the project is directly adjacent to a frequent transit stop is steep. I know Mill Creek just proposed 1.00/1.25 down at Wollaston though and I believe that got approved. I would hope the city pursues an improvement of Newport Ave Ext! Looking...

    Quincy Infill and Developments

Curious what the parking ratio will be on the project with its adjacency to NQ. Large amount of surface parking being proposed. I know the North Quincy development required the large garage because of MBTA requirements, but here I feel like those requirements wouldn't exist. Also, I would hope...

    Dorchester Infill and Small Developments

I took a look at the PNF last night myself as it is close by to home and was surprised to see Type 1B construction. Steel frame modular seems to make sense because I cannot imagine steel and deck or concrete construction penciling. These are some funky angles for efficient modular, but that is...

General MBTA Topics (Multi Modal, Budget, MassDOT)

Perfect example of political cover for killing a reasonable transit solution. BHA Bus lanes are not perfect (connect to Columbus Ave damnit!), but trying to propose a brand new tunnel with massive logistical hurdles such as alignment and southern yard space is just laughable.

355 Bennington Street | East Boston

This is really coming out nicely. Triple pane windows and the only air input goes through a filtered ERV. Having walked the site a number of times it is surprisingly remarkable how much sound is blocked out along the south, highway facing, portion of the building.
