The St Regis Residences (former Whiskey Priest site) | 150 Seaport Blvd | Seaport

The only project I said was dead and buried was Winthrop Square and that Don Peebles thing. Winthrop Square I’m wrong on, sure. Peebles wont build his deal. This is different - the building will be completed, the sponsor has a construction guarantee and well has to complete the project. It’s...

The St Regis Residences (former Whiskey Priest site) | 150 Seaport Blvd | Seaport

I believe it was Bank OZK in the A piece then Mack Credit strategies in the B piece for the original development loan.

Bay Village Apartment Tower | 212 Stuart St. | Bay Village

i guess that makes sense on a narrow site to stack the vertical ciculation up against a wall with negative premium views rather than eat into the center of the floorplate

Bay Village Apartment Tower | 212 Stuart St. | Bay Village

I actually don't think the exterior is that bad looking, it's fits in pretty well with the surrounding buildings (but like, i guess anything is an upgrade to the revere and its awful parking garage?). I wish the website had some interior unit renderings / floorplans / pricing. Kind of wondering...

Fenway Center (One Kenmore) | Turnpike Parcel 7, Beacon Street | Fenway

does this thing tie into that vent stack or whatever it is on the kenmore square side of the pike? also looking at these photos i appreciate how big this site is, that is a lot of decking to put in - no wonder it took them so long to get this thing figured out and financed.

Viola | Mass DOT Parcel 13 | Boylston & Mass Ave | Back Bay

this project or the state? honestly i know i'm a naysayer on a lot of stuff but this project with this sponsor doesn't feel like it would happen BUT I heard about grant cardone capitalizing a real live "big boy" deal recently and whacky stuff is going on in multifamily so maybe this dude can...

East of Broadway | 15 Broadway | Everett

does anyone know if the encore has much in the way of ballroom / function space? Wondering if this is just them throwing in a giant ballroom / mini-convention center to drive group booking traffic to the hotel rooms? Also does the existing parking ever get filled? how do people actually like...

7INK (née Ollie) | 217 Albany St | South End

so i really don't get the toilet - feel like the could've rotated it 90', made the commode space smaller (and used a slider / something other than a curtain) and you would've picked up more space for the jail bunk space. maybe ada forced them to have the toilet set up like that (although i have...

and the unit in the jersey city deal feels "spacious" since it has the balcony! I'm getting claustrophobia thinking about living on that couch-bed thing with my view blocked by the billboard. I don't get it, if you're young and want to be in the city in a social environrment do it the old...

7INK (née Ollie) | 217 Albany St | South End

Not this project but there is a co-living building for sale in Jersey City; i've never been to a prison but i imagine this has to be pretty close to what you'd get if you were in lock up...

    11-21 Bromfield Street | DTX | Downtown

agree with you 100% - my gut is that overall office demand on a SF basis is down a bit but doesn't fall off a cliff, but office density goes down with the exception of lab space which needs people at benches to do their science / direct collaboration with other people. I don't think the new...

i can give an anecdotal statement that people i know who work for companies associated with the equity and/or debt of the projects mentioned know / acknowledge that things are not going so great, and that at least one is likely headed back to the bank. anyways bringing it back to this deal...

a lot of those 450 pages though are copy paste from 3rd party reports which are "cheap" to order - think like copy and paste from a bunch of $25-50k reports (if not a lot less). the people putting the reports together are banging them out using a template, and the cost of labor at those firms...

    11-21 Bromfield Street | DTX | Downtown

nah, no way they've spent that much. Maybe like 1-2mm at the top end, no more than that. soft costs won't start to get expensive until they need like real engineering, drawings, site 3rd parties etc done, it would be kind of silly to get that pregnant on this thing before they have full...

that's a great article, thanks for sharing. I wonder if companies move back to more SF / employee to allow for "zoom rooms", more private offices for senior employees and then hotel offices for people who choose to come in, and as the article points out new amenity spaces - if that happens maybe...
