    Looks like they never updated the calculator. Amendment 2023-23 removed affordable units in this zone: https://online.encodeplus.com/regs/somerville-ma/doc-viewer.aspx?secid=8#secid-920 Im guessing the Princeton Street project that you referenced was permitted before the amendment.

    Somerville Infill and Small Developments

    I don't think they are skirting the affordable requirement here. Somerville removed the affordable component for the NR zone when they updated their zoning for the MBTA Communities act. NR zones allows up to 3 units in a primary structure, with a 4th in a backyard cottage if there's space.
