    🔹 What's Happening With Project X?

Anyone know whats happening with the Lyra (née The Huntington)? That project seems to have been in the site prep phase for ever. https://archboston.com/community/threads/lyra-n%C3%A9e-the-huntington-252-258-264-huntington-avenue-fenway.5399/page-16

Midtown Hotel Redevelopment | 220 Huntington Avenue | Back Bay

Thanks for the update. I guess not too surprising. New housing construction, particularly in high cost central locations, is basically slowing to a trickle with interest rates and whatnot.

    16-Story Apartment Tower | 76 Ashford Street | Allston

Yeah, this is a good solid project of which Bos/Cam could use 20 or 30 more. Hopefully this actually breaks ground within the next year or so. Although with interest rates, materials costs and general economic uncertainty, I'm not super optimistic. I would love to be wrong.

Mission Hill Infill and Small Developments

My initial reaction wasn't what a dump. Rather that should have been twice as tall.

West End/Beacon Hill infill and small developments

In theory, I agree. But, this is the west end after all. As is, the years to completion of this will likely be greater than the number of stories.

Nice rundown of projects. Too bad there is virtually no housing construction in Seaport.

Back Bay Garage Tower | Dartmouth and Stuart | Back Bay

Not defending this. It's terrible. But, aren't they pretty limited in height due to shadow laws?

Dock Square Parking Garage | 20 Clinton Street | Downtown

Great to see. It seems like the pipeline of U/C apartment projects has been drying up recently.

Foundation Medicine (Parcel P) | 400 Summer Street | Seaport

I like the new look. The view before always gave off a "whelp that's the end of the city folks" vibe to me.

Viola | Mass DOT Parcel 13 | Boylston & Mass Ave | Back Bay

I can't see this happening. The developer has had issues with public-private project falling through.. https://www.bizjournals.com/washington/news/2019/04/04/the-debacle-at-fifth-and-eye-why-the-lot-is-still.html https://en.wikipedia.org/wiki/R._Donahue_Peebles#Cancelled_or_rescinded_projects

Lyra (née The Huntington) | 252/258/264 Huntington Avenue | Fenway

Hum..so based on HelloBoston's post above and on the previous page it looks like this might be a separate project or at least phase from the tower?

South End Infill and Small Developments

I don't have stats, but I think it is pretty widely accepted that taller=more expensive construction costs, but lower land costs.

The Aubrey | 149-153 Newbury Street | Back Bay

Thanks for the update. The BPDA website still lists this as under review, so I assume construction starting just yet. The comment period ended on October 16th. Hopefully that means approval is coming soon. http://www.bostonplans.org/projects/development-projects/149-155-newbury-street

    Post-COVID Urbanism Discussion

I'm fairly skeptical about municipal government-led incentives to move to otherwise down and out cities. But, moving from the high cost costal cities to less expensive cities has been the social trend for a long time. https://www.valuepenguin.com/2019/11/metro-migration-patterns
