Ballas Group LLC filed an LOI today for a 6-story, 106-unit rental project at 1500 Soldiers Field Road. Plan calls for 60 parking spaces, for a ~.56 parking ratio. Not bad, given the area's lack of frequent transit options and general hostility for people walking and biking.

Project site below. I highlighted the locations of Radius (completed) and the two Leo Birmingham Pkwy projects that have been approved by BPDA. Lots of new residential units coming to this corridor.

Are we just SFR into Route 2 near Alewife? Given that transit is even farther from this location (at least you can walk out the back door of those Route 2 buildings and over to Alewife on dedicated paths through some lovely parks) what makes this strp okay if that isn't?

No, this close to Market St., a 10 minute walk to Boston Landing and all the associated bus lines. This combined with the redevelopment of the ice skating rink a little farther west are indicative of what this area along SFR will become. Hopefully looking at 1000 units between SFR and the Leo.

The bus service here will really need to improve to accommodate all these new residents if we don't want them driving.

Sadly, despite the project's proximity to the Charles River bike path, there's really no fast or safe way to get there from this project without crossing major arterials.
 
Design-wise this is more like it, it goes significantly beyond what has become the dull landscaper norm. The immediate neighborhood though has a long way to go to feel pedestrian-friendly where cars are not the dominant lifeform.

Tearing up Storrow Drive, or keeping one half of it for a transitway and removing the other direction, would be so transformational for Boston.

Bancars -- that is not likely to happen inside of the next few decades. You'd get a whole lot more points for suggesting a water shuttle looping up and down the Charles in Watertown and Brighton with terminals walkable to Harvard Sq. in Cambridge and the Sneaker Stop on the CR
 
Id love to get some green line access across upper Allston from a west station.

Also the massing here is infinitely better than Alewife.
 
Mods: a lot of the recent posts in this thread are about the 1550 SFR and 26 Soldiers Field Place project not the 44-46 Soldiers Field Place project. Could someone move them?
